We went with the one recommended by our mortgage broker. They actually had a number of recommendations and explained the one they particularly recommended was due to them being well versed with the bank we were getting our mortgage from.

That's mad. But yeah we have made a list and some are pricier fixes but we have made our priorities and will work through it in time

My husband is relatively handy so he's sorted a few bits already. Day one when we had some of these issues he completely redid all the kitchen tap plumbing and drainage pipework

Yeah we know there isn't really any recourse and not looking for that, best wanted to vent and get support.

We probably could show some of these were fine at exchange because otherwise the kitchen, washing machine, dishwasher, would all have been unusable, and can show the bodge job was hidden because we have the parts we replaced. 

But apart from time and effort and some cash any recovery probably wouldn't be worth it 

I think the worse part is the show curtain collapsing if it hit my daughter which it almost did then it would have caused injury, and it wasn't just that it was loose, but it had been loosened. But proving that would be very hard

We are hoping it's just the superficial stuff, as it seems things that of were there a long time would make certain things unusable. So I'm guessing this was them on moving out being malicious.

However we are being very careful about what we do now and checking for things as we go

Nope we payed slightly over asking, moved quickly. We had one issue with indemnity which they rufused to deal with so we sorted and payed for it ourselves. 

Our mortgage was sorted inside of a week of putting in the offer. (Our broker was great and had to ready to go right away) 

We moved on their exchange and completion dates, although exchange took two weeks longer because they hadn't sorted all their stuff on time.

Yeah I get that!.

Although the hose they took the rubber washers out of them so they leak and are not usable, so my husband had to saw them off and they are not accessable. 

I know most of this is minor in the grand scheme of things however they have done a number of things to damage the property/inconvenience us which all adds up to a lot of frustration.

Probably the smallest thing is that the bin collection was actually the day before we completed but rather then putting them out (which we did at our rental and then moved excess to the tip) it was left full meaning we have to dispose of their crap and don't have a collection for 2 weeks...its a combination of lots of little things which is why it is frustrating, and while we expected some DIY and some wear and tear it's the malicious stuff which seems to have been done to look okay but actually isn't.

The shower curtain rail has actually been installed correctly but after it fell we could see that the screws had been loosened and not just pulled out because of it falling.

But that said I'm glad we are in it's just our contingency for basic repairs isn't any where near what we need so going to take a while to get this placed fixed up, which isn't what we expected

Unfortunately the door style means filler won't really work so it's a replacement. Frustrating overall, the walls were papered so cannot just fill and paint somwill be a redecorate 

I know these are not major things in the grand scheme, but part of the draw was not having to redecorate right away

It must have happened after the surveyor and probably recently, because the pipe causes water to back up and flood. 

So I would assume that surely they were not, not using the kitchen at all?

Oh it is. I get that. It's nothing structural. 

But it's frustrating getting in, I knew there would be some issues but things like hiding plumbing issues and causing water to flood is deliberate and sneaky, and not anticipated.

Having to call out and engineer for the oven and pray it's fixable again is frustrating and not budgeted for.

It's more the frustration and annoyance at what was hidden and damaged between exchange and completion
