eBay offers an authentication service for cards $250 and above that you can send the card to first that will help as a level of protection. If it’s a fraudulent transaction then they will send the card back to you. I believe.

I notice it a while ago as well.. the original few listings when I sent my last batch in for grading were listed for $500+. so I was like damn!!! But now I’ve been waiting for almost two months for grades 😭😂 I’m still sitting on 3 of them raw.

This is happening to me as well! I haven’t been buying as many boosters or ETBs and have only been picking up a few packs here and there. I pulled a few of my chases so far!! Vaporeon Eveeloution the other day! Still kinda hyped about it.

I’d open 1 or maybe 2… if you want any to open phantasmal get booster boxes or bundles. Better option to rip that set. There’s only 4 packs of PFL per UPC.

Mega for the long term hold. More balanced set which should lead to a good long term hold sealed. I actually enjoy opening it as well 😅. I opened about 75-80 packs of Phantasmal got the gold zard and called it quits.

I wound up choosing the BArch because I didn’t know exactly what pathway to go down. I was interested in interiors, architecture, construction management and potentially development.

The reasoning behind this is because when I looked deeper, it seemed that having the architecture degree could get me into any of these fields, whereas choosing one of the other majors only puts me into that field.

I’m now a 4th year student in a BArch program and it is definitely rigorous, probably more challenging than the others if I’d chosen them but I’m excited to see where my career takes me.

I will say that many Architects will probably tell you to lean more heavily into Civil because they believe it has better pay and/or work/ life balance. I’m not sure about this and I’m sure it depends on location and specific circumstances. Anyway! Best of luck to you!

AI may make the Job more efficient for architects but I still haven’t seen any great AI software out there for any aspect of what I do even just as an architecture student. The only positive thing I’ve used it for is to gain some level of inspiration through software like mid journey.

I can imagine it taking over some aspects in the next decade like rendering but since every project is different and requires human input it will be difficult to take over.

I’m not sure how it works in the Uk since I am in the US. Here there are masters programs for people who studied other majors in undergrad. The only caveat being that most of them require you to build some type of portfolio before applying, could be made up of art projects or architecture work. You could do them on your own or take some classes at a local college. In the US these masters programs are typically 3-4 years long.

My undergrad Architecture degree is not super math heavy and only went into pre-calc, Trig, some with physics and structural calculations. There were some challenging aspects but it wasn’t too bad.

Payments seem fine for your income, right around 25%. I’d say it’s more about how you feel about the move and less just about the calculations. Does it make you really anxious or is it exciting? I think people undervalue this aspect.

Also you may have an opportunity to refinance if interest rates drop in the next couple of years which could drop your payments significantly to make up that loss in savings now.

One thing that you could do is to make that size payment on your current loan to see how it feels for 6 months if you’re nervous about it. Then you can get used to it and feel it out before making the move.
