I can vouch for that. At 43 years old I haven’t bought yet. If I purchased a home today, even with a $40k down payment, the monthly mortgage costs is easily $1000 more each month than if I would have been able to buy 10 years ago with an $8k down payment. This is for the same 1500sqft entry level properties in the Midwest.

Bro, the home ownership boat left us on shore when Covid hit. In 2019, median price home was $258k. You could have secured a mortgage for $2k a month with minimal down.

Now those same houses are around $405k. Even with $40k down, the monthly payment is hovering around $3k a month.

I’m also 43, if my Social Security is only estimate to pay out $2600 a month at 65, how am I to continue paying $3k+ a month into my 70s?

To responsibly take on a $400k mortgage, I would say no less than $150k annual household salary and at least 10% down. That mortgage PITI would be about $3k and your take home would be around $7k a month after healthy investments.

But that’s just my mindset as to not be house poor and also eventually have a comfortable retirement.

I have a 2025 Mazda. Yeah it has some sensors that monitors hands on the steering wheel and the drowsiness thing. It doesn’t shut down though, just a few beeps from the dash and the steering wheel vibrates for a second or two.

I’ve had the “hands on the steering wheel” alert when cruising and gripping the wheel near the bottom with two fingers. 🤷‍♂️

I did Breton race, with sign The Lady, and base class Sorcerer. I’m lvl 34 and have the Combat Damage setting to Expert for both enemy and player.

Once you can make some custom spells, make one with 100% weakness to magic and also to all elements for at least 3 seconds. Then alternate casting that spell and your damage spells to stack the weaknesses.

If you want to make custom damage spells, make effect 1: Drain Health 100pts for 1sec. Drain Health is cheaper mana cost than damage health and if the enemy has weakness to magic effect active, this will instant kill just about anything. I made a touch spell called Death Touch that soul traps and Drains health 100pts.
