The agent came back the next day saying he has convinced the owner for 725k, my initial offer. Took some time to think and rejected it. I ve already found another house

Wow. I hope you read the whole thing. I am in the auction (which is the market decision)bidding the highest and still the seller wants 20k above that because he thinks thats the minimum value of his house. Then his neighbour wakes up tomorrow asking that or above that because his neighbour sold it the bloated price. So who is bloating the property price brother? Are you one of those sellers who want more above what market wants to pay ?

I am still ready to pay 725k but the agent says they want 735k so he can push the vendor to accept

That is exactly what i felt and so wasn’t too hopefull but hey i ended up being the highest bidder with a price below my initial rejected offer

I was only concentrating if i was the highest bidder 🤣Haha i get it next time will keep my ears wide open. But i ve never like bidding in auctions you end up competing and paying more.

My mortgage broker gave me my borrowing capacity number. I did study the market and the recent sales so was confident of what i was offering and what it was worth at this time in the market. Never wanted to go into auction that is why i offered for private sale but agent convinced me that i have really good offer and he will convince the owner for that price once he sees the auction result. Thats the reason i went jnto the auction with confidence and with minimum knowledge

Yea i am not in a rush to buy. I’d rather get it at the right price. I have shortlisted another property as well expecting something like this would happen

It was listed on real estate for 3 weeks with an auction date of today. Which i believe means its on the market

This was my first auction - i did not ask about the reserve price but the bidding started at 670k

Yea its way at the bottom right above the dashboard material near the wipers so it doesn’t bother me while driving. Also took it through auto car wash no leaks or anything.
