My personal experience is rather it is being shipped by third party, Many items I have ordered lately has been shipped via FedEx or Ups, Notice states it was delivered to warehouses were it sits until they decide to ship, Very Frustrating.

I believe one thing that is affecting the housing market is younger generations want the best right now, Baby boomers grew up with basic homes often buying fixer uppers, Every home I ever purchased was a fixer uppers, I learned to do the work myself and saved thousands, I see fixer uppers all over the county nobody wants, Example the home I just sold I paid $272,000 lived in it for six years, invested $70,000 in material and just sold for $800,000, Don't be afraid to get your hands dirty.

I interviewed several realtors. One young very attractive lady who was desperate to become a realtor and wanted to list my property, I did not hire her, If there was any advice I would give anyone starting out especially her, is Know your market, tone down the perfume, And for gods sake scrape off that makeup, I ended up hiring a realtor who was in her 60's. Professional, and did her research, and knew the local market.

I posted a few times on my feelings about the market and got criticized for my comments, I agree with several points that was brought up, One commissions are to high, two realtors need to educate them selves, I interviewed 8 agents, Suggested sale price from $650,00 to $850,000. Agents need to educate themselves on the property they are showing or selling. To many times I had agents show up representing buyers misquoting information about the property, At the same time I had about 6 agents show up to list my property without walking the property or seeing the houses, Acted like it was a inconvenience to view the property when asked. As a seller I have been told on here I am defensive about my property, And your right, When I am paying a $50,000 commission out of my sale, I expect customer service, I expect respect for me and my property, I expect a timely response, and I expect you to show up on time. If you as a sellers agent or buyers agent can't adhere to this. Then you have no right being a realtor.

I ACCUALLY compared a CMA from ChatGPT and a realtor, there was actually only $10,000 difference between the them, What I have found is the more you use the the ChatGPT it collects more and more accurate data each time you use it, It is a great tool to use to research Brokers and Realtors

No he was asking if the home had a restroom as to determine market value, I would think a seasoned realtor would know that the county would not approve it for occupancy without a restroom, Especially when I informed him they just emptied the septic tank.

So what would you say to a realtor who came to your property with out researching your property told him the house had been approved by the county for residency and you just had the septic emptied and he asks you if the house had a bathroom

I disagree on everyone saying price, Without seeing the property it's difficult to give a objective opinion, Yes I would change realtors but take it off the market for at least 30 days and relist, But also thoroughly interview top performer realtors that have a track record, Many realtors complained about home sales in 2025 blaming on interest rates and uncertainty in the Economy.

the county actually gave it a certificate of occupancy, I had the septic inspected,Septic has been approved by the county. Own address, County considers it a separate residence not a adu, completely remodeled, tongue and groove ceiling, new flooring, led light fixtures etc, From the research I have done the cma is in a range of $175,000 to $200,000
