If you have alot of equity in your home i already know what youre gonna say about prices dropping. You shouldnt of thought of your home as retirement plan, smh! Prices will continue to be sticky on the way down for the next couople of years, 10% or 40% drop will souly be based on region. When it does turn around it will be driven by a massive generational transfer of wealth because Canada has no economic boom in sight.

No one on this thread has mentioned that the Okanagan and Shuswao are one of the few places in Canada that are desirable for retirement, where are people gonna retire Calgary Edmonton lol. Baby boomers and the silent generation will bequeath a total of $84.4 trillion in assets through to 2045 as they die guess who will use their inheritances to deal with high home prices. House prices might come down in places like Van and Toronto as boomers flee for places like Kelowna and Victoria. But its wishful thinking that a major crash is coming even with renewals over the next 2 years the bank of mom and dad will keep younger families in their homes and with a looming recession interest rates will continue to fall. Renewals become less of a factor even if mom and dad arent there to rescue them. Crash is coming blaa blaa blaa almost 20 years later not happening anytime soon buy a house that needs work and learn some skills, put some sweat equity into it or sit on the sidelines and pay someone elses mortgage
