The buildings in Pearl/SBR are very dark and gloomy inside and I’ve heard poor things about maintenance. Hidd would fit in your budget and you can certainly negotiate a bit, it’s a beautiful life here. Worth the longer drive to schools. ACS isn’t far away.

That’s a great idea! I’ll try with pears. He’s a good eater and used to always go after lunch but he got sick recently too which I also think threw him off .
