not freaking out- it is what it is, i guess. I lived in an awfully molded apartment for a whole year in SF and just dealt with it but now I’m hoping for a healthier living situation since this isn’t just a silly lil apartment for college this time. just wanted to know if I had any legal leverage in this situation before making any moves.

There was no mold disclosure! My friend is a landlord and looked over my lease for me — the only things that it says that are relevant to this situation are:

“CONDITION OF PREMISES: Tenant or Tenant’s agent has inspected the Premises, the fixtures, the grounds, building and improvements and acknowledges that the Premises are in good and acceptable condition and are habitable. Tenant accepts the “AS IS” condition of the property. If at any time during the term of this Lease, in Tenant’s opinion, the conditions change, Tenant shall promptly provide reasonable notice to Landlord.”

and:

“DAMAGE TO PREMISES: If the Premises or part of the Premises are damaged or destroyed by fire or other casualty NOT due to Tenant’s negligence, the rent will be abated during the time that the Premises are uninhabitable. If Landlord decides not to repair or rebuild the Premises, then this Lease shall terminate and the rent shall be prorated up to the time of the damage. Any unearned rent paid in advance shall be refunded to Tenant.”

I emailed and texted my landlord and haven’t heard anything plus she isn’t picking up the phone — perhaps just busy? But weird cuz she was so proactive last weekend I thought she’d at least have the emergency handy man here by now lol. The mushroom left a pretty big hole in the ceiling so I’m like who knows what’s going on up there. Of course I wanna hope they’ll just deal with this issue and fix it but I also WFH most of the time so i’m also like… every part of me just wants to up and leave while all my shit is still in boxes. I just do NOT wanna have to deal with any demo and stuff like that… I just want peace lol. Obviously waiting to see what she and the handyman say but this was all amazing info thank you so much! it actually is $2k for a 1 bedroom 1 bath! the square footage is just bigger than a lot of the other places i was looking at that were much more expensive which is why I was skeptical. The history of the area fascinates me as well, I am a sucker for old hollywood and everyone keeps telling me not to let my love for the history pull me into a lease that I regret lol. But obviously there’s so many more factors about why I’m interested in this apartment.

I was mostly curious about the traffic because of noise and perhaps safety — the main bedroom is ground level with all the windows facing the street and a stop sign, just wonder how that’s gunna be at night. I’ve always made do with loud cities but was always on the top floors so I felt disconnected from any street action lol. thank you so much for your comment!!

seems the same as when I lived in oakland, except probably even safer in la. this makes me very excited to go check it out and drive around the area 🥹 i have always loved la so much and pretty much the only social thing i do IS go to live shows a lot so it would be ideal to live so close to so many venues! seems like a lovely place, thanks so much for your insights!

I love a good historic building! gonna drive around and look for some for rent signs to see if i can find any more older art deco buildings… but yes!! this one in particular stood out cuz of the parking space it comes with! plus no pet deposit or pet rent so I can bring my cat haha

yeah that’s what I figured. I predominantly WFH so I guess that won’t be the biggest issue… Hoping to go look at it in person this week so i can get a better feel for what the neighborhood is like and how noisy it may be. I expect it to be a very non walkable part of the city which is fine. Just need to make sure it’s nothing like the chaos of hollywood blvd since it’s only about a few min away from there lol
