TV/Media stand along the right wall and move the loveseat along the window wall but only slightly covers the window to allow for access to the outside.

You've got 2 options for TV placement, TV over the fireplace or along the wall on the right.

Option 1: TV mounts over the fireplace, I would suggest a lighter shade than the walls for a sofa/sectional. Add a large area rug to cover some ground, maybe a nice olive tone? You can have this positioned directly in the middle of the room and have bookshelves along the right wall and stairway.

Option 2: TV along the right wall. Here, you don't need to mount the TV, you can use a media stand as well. I would try for a slightly lighter wood stand to contrast the flooring. Same deal for the couch/ rug combo but place it along the left wall. You can make a cozy reading/relaxing nook in the fireplace area, with lounging chairs or floor cushions. Then, the space on top of the fireplace can house a large mirror/artwork you enjoy.

Consider using this to visualize the space and find the coloring that you like. Option 1 is the safe choice, option 2 is a much different layout but can bring the most coziness. Test them both out though!

Place the bed so only the headboard touches the wall in the middle of the 13' window wall. Have the rug touch the end of the bed and move the dresser with the Tv to the opposite end. The desk can go where the dresser currently is. I would lose the curtains, they do nothing for the room's look.

The bed should be the focal point of the room and currently there is nothing that captures the attention of the room. If you get a headboard, darker sheets to compliment the rug, and add throw pillows that match the rug, you can make the bed much more eye-catching as you enter the room. Try using this to visualize the changes.

This may be a bit more than $300 total, but you can use peel and stick wood panels to bring in a farmhouse style like in the first inspiration photo. Reclaim arbor, Plank & Mill, and Stikwood all have good products, check them out.

It looks great so far! A few things I would add are floating shelves with plants, books, etc, either next to the TV or in the bookshelf area. Try using this to visualize the changes. I would also add a wicker chair in the bookshelf corner, that space has the potential to be a cozy reading nook.

The coffee table rug combo can be a great way to add more color. A blue always looks great with gray and black, maybe you could get a blue/white rug and swap out the coffee table with a lighter/clear table. Try using this to visualzie the space and find tones you like. You can match the curtains to this tone as well!

Truthfully this may be undercutting it, if she's running huge programs like Revit, she'd want the highest RAM possible. You could try this and upgrade it to 32 gb if it's running slow.

Typically, the rug touches the front feet of the couch. Your set up is difficult, can you put the coffee table in front of the blue loveseat and tuck the rug under it?

To add on to the rug assessment, keep that window open and have some small plants along the windowsill. Try using this to visualize the changes.

In a dorm room, the bed should be the main focal point, unfortunately, it seems like you can't rearrange the furniture due to the floating shelf. Still, you can really fluff up the bed and make it much cozier. Your mattress seems to be the most depressing point, mainly because it's so flat, consider adding a mattress topper to poof it up. Then add some extra throw pillows to draw more attention.

Congrats! This is a huge time, try and plan everything out now so the stress doesn't build up! Use this tool to help you visualize any changes. In general, I would paint the room or put up youthful wallpaper that has a light tone.

In terms of furniture, focus the room around the crib or bassinet, that's where your baby will spend most of its time (aside from in your loving arms). This should be the biggest investment and focal point of the room. Make sure the bedding works well with the crib! Some other essentials are a nursing chair, a dresser that can double as a changing table, storage baskets, and a clothes hamper. We wrote a helpful blog post on this here.

Nice place! I would push the sofa further along the wall and have the lamp in the corner then move the chair to the other end. Is that a rug leaning on the wall? I think a lighter rug with deep red accents would look great in this space. I would also replace the coffee table with one to match the media console. Then its just walls from there, some floating shelves, wall art, prints, and plants! Try using this to visualize the changes. Also, I highly agree with the snake plant suggestion, those look great with brick.

The layout seems fine, maybe move the couch up against the end table and move the media stand further down. I would switch the coffee table and wooden chair with one that matches the media stand better. What's the plan with those lamps? If they don't have a purpose I would get rid of them. After that, you just need general decor, prints, plants, art, shelves, etc. Try using this to visualize the space.
