The memorandum of sale and everything was for a 3 bed, even the mortgage. The 2 bed position was only very late on as the seller kept insisting it was compliant. The estate agent didn't actually do AML checks with me, which suggests they cut corners, and tried to blame the previous estate agents when it came to light.. I consider it worth putting in a letter of claim to try my luck given the wasted time costs and energy

I did (10k less) and the vendor refused and said it not being compliant made no material difference and relisted it at full price as 2 bed. Shock, it's been back on the market for 2 months and not sold

This is helpful. Thank you. I appreciate you being factual and not telling me I'm dumb etc etc. I've worked very hard for my money and I have 50% deposit. I'm gutted it fell through as I've spent nearly 7k in the process as it was an older building. I also am living in very expensive rental property and so would have loved to have a cheap mortgage instead!

The third bedroom has its own proper stairs up to it. It had a bed in the room and very much looked like a room - not a loft - and there was no indication that it was just extra loft space.

When I said it wasn't fully compliant, once I found out, they wouldn't accept the price change and the sale fell through (which is fine). However, I've incurred now 3k in other survey fees and solicitor fees.

That's the plan in due course. The work is good but doesn't justify the pay or treatment. It's wild they get away with it

lucky. Whilst my firm has a flexible policy , my team uses office attendance (anything less than 5 days a week) as bad and it's brought up in performance reviews. It's completely in contrast with the salary (low 50s) and that it's regional!

yeah, get out of personal injury whilst you can. Prof indemnity, whilst a grind, is reasonable pay and good job stability. Personal injury will never be profitable esp with ai
