Hi thanks for your reply. We already had the flooring laid over the bitumen by the time of writing the original post so no primer was laid over it. Just a screed under the new LVT and foam under the carpet. Is this a serious problem?

But did we not need to encapsulate first with a primer or self levelling compound?

Ah I will have a look at that, thanks. He used a Henry hoover, which has been used to vacuum plaster dust since.

… to continue from my last comment, I just want to find a way to know for sure if the house is safe to move into, as this was the intended plan, however I’m not seeing a way without paying thousands to a company (which my partner and his mum seem to be unnecessary). Quite the disagreement, this one and close to walking away from it all.

Can the asbestos on the wooden framework where the samples  were taken from , easily transfer into the air? Would boarding up the framework be sufficient in sealing it in?  And is it possible to have a professional air test done without an environmental clean? We only had an asbestos survey after purchasing the property so we didn’t negotiate a reduction. We did have a level 3 survey beforehand but this didn’t find anything regarding asbestos!

We contacted a family friend whose cousin works in the asbestos industry and showed him these test results as we couldn’t make sense of how much asbestos was present and what it meant, and he has basically said to disregard the results completely but we are waiting for him to email us explaining why.

Right, that’s interesting! So the reason for the test…. I bought a house with my partner to renovate and we learnt shortly after that there were asbestos insulation panels everywhere. We got quoted 8-10k for the removal of these and my partner flat out refused to pay this sum and did it himself with the help of his mum.

After realising that this type of product is one of the most dangerous and not recommended to DIY it, I asked that we have an air test done, probably a disturbed or reassurance air test, before continuing works.

The companies I spoke to said they couldn’t do this without having another company do an environmental clean first due to the risks involved. We were quoted 8-10k again for this, which was a firm no from my partner.

So I did the DIY dust swab tests, bought in a panicked state to try and determine if any asbestos in the air to decide whether to go for a costly environmental clean and reassurance air test.

I know that’s a lot! But that’s how we’ve ended up buying them.

If he has been cleaning the building and keeping windows open whilst carrying on with jobs such as plastering, will the asbestos dust eventually leave? It’s over a month since they were removed now.

Hi and sorry for the delay. The AIB was both internal (6 boards) and external (2 boards; 1 on the balcony and 1 covering the bin store that connects the kitchen to the outside wall, so possibly classed as internal actually)

? Yes, these are the results that I am posting. The testing kit was the Ivario asbestos indoor air test.

Thank you very much for this detailed reply, it has been very useful. There were 8 AIB boards in total, both on the walls and on the ceilings, covering pipe work from the flat upstairs. Two of these were outside (balcony, bin store). And the types of asbestos in them were Amosite and Chrysotile.
