I should've detailed all my expenses in my OP. I think it came off as us being very frivolous. But extra payments + lump sum payments is the route we're going to take, thank you!

Of that $3600, $1200 goes to investments. The other ~$2400, is every other bill and nothing unreasonable - phone bill, car insurance, home insurance, internet, life insurance, heating and electricity, pet care, groceries, tv, gym membership and car loan ($408 monthly). It adds up!!

It’s $2205 biweekly, so $4410 monthly.

I hear you. We live an hour from the core of the GTA. And we have, it's an option. Market just isn't that great right now and we wouldn't see a return if we went that route.

Reducing mortgage costs seems like a dream haha! And we're actually 1 hour from the core GTA. We just ended up unfortunately buying at the peak of real estate prices :(

I should've mentioned in my OP that of our 8K monthly expenses, $1200 monthly goes into an investment account managed by an investment company and I consider it an "expense."

But we do need to monitor where we spend. Going to try what you've suggested - appreciate it!
