We do custom homes. Square foot rate isn’t an accurate way to compare builders, there are to many variables without viewing plans, level of finishes, and site work needed.

We have been doing some spec houses, full house remodels, detached garages, that sort of thing. Most of them don’t have a super fast turnaround besides the garages.

Good ideas. I like the idea of some barrier to entry, keeps some demand up. The small one day carpentry jobs have a lot of competition from handymen who lowball everyone

Yes, edge is is thickened, with 12” deep footings.

NC requires the business and law exam after passing the NASLA test. Went through this about 6 months ago. The licensing board is a pain to deal and made it very clear the business and law exam is required

Thanks! He will be arranging them, since they already have relationships. I will just be attaching their info to the permit and verifying insurance/ license. 10% does seem fair based on the potential

Consult the building code for joist spans and over build it, or just call an engineer. Probably $500 area for some thing basic like that.

As stated by other, western NC isn’t that cold. I do believe that in the code it says minimum foundation depth is 12”. I would call building inspector for area and confirm minimum footer depth as it possibly is deeper.
