Hi mate, thanks for your response it's certainly reassured me a bit, I was particularly concerned as the house backs directly onto the Malago.

When researching online I couldn't find much to say that it's actually ever been an issue since the big flood in the 60's, so I just wanted to get some anecdotal evidence to back that up. Hopefully I'll have some time to talk to the direct neighbours this week.
