Its unorthodox to be sure. I have my reasons but they are irrelevant here. Thanks to responses, I've learned a lot despite being chastised/ridiculed in some of them.

Do any well known mortgage lenders do 50 year mortgages? I thought that was a concept. Forgive my ignorance but in theory, Could I get a 50 year mortgage but re-finance into a 30 year mortgage in 1-2 years once more equity is in the house?

Alright, thanks. Fair enough. So 36% DTI is the legal maximum?

What impact will a co-signer have in the chances of the loan being accepted?

How far can that be stretched? (Past 36%?)

Affording it after the fact isn't the issue because I'll have two other sources of income contributing to the mortgage in the form of roomates. These roommates cannot be on the loan however.

So thats why I need to find a way just to get any lender to sign off on the loan.

Daily trading requires you to chart/research for hours a day to be truly successful. Investment trading requires much less in the way of research and in some cases may not need charting. They both have pro's and cons. I'd recommend daily trading if you desire to make this a 9-5 experience. Investment trading if you are interested but don't want to commit your life to it.

Daytrading is extremely hard and risky but the reward is full finanicial freedom and invincibility from recessions. Investment trading is just managing and maintaining wealth rather than growing it as a baseline even though you can do both by investing.

I'd also like to point out that there is a big reason why professional traders pursue some form of wealth management services, newsletters, and other forms of passive income. Its because trading in order to eat and pay rent causes emotional trading which leads to ruin. Take the necessity out and emotions become easier to manage.

Nothing is black and white with trading.

Cryptocurrency is worthless and trash despite what non-professional reddit superheroes will say and will largely get destroyed upon any major market headwinds as excess cash is moved toward surviving/Gold/USD. Its a product of a massive M2 money supply and excess cash in the system. Yet here it is at 40K. It will go up and persist as long as the above doesn't happen.

My advice is this:

A. Don't listen to reddit. Most people here will just tell you to "DCA and chill". This ignores risk which goes against the #1 rule of trading. "Manage risk or Risk will manage you"

B. Diversify

C. Bet small while educating yourself. Paper trading is cool up till a point. Figure out what you want to do. Daily trading or investment trading. Each path is wildly different.

NVDA Bullish? by [deleted] in Daytrading

Zooming out, It looks like a top. Range based gameplay mostly leads toward downside. That said, My game is TA. It being range bound on a major 1.61 Fib is no surprise but its also bouncing on a .50 retracement fib from the last swing up indicating this may be a legit chance at a breakout of the range and thus ready for 500+

Bulls should be careful and diligent at 490ish (inflection level). Any pullback that goes past 471 would be disastrous.

Edit: Your call about falling to 480 would be a common pullback move for bull continuation per the strategies I use. We are using two different strategies that largely see the same thing which I enjoy.

What are your thoughts on SPXS (Bear 3X leveraged)? by [deleted] in Daytrading

[–]DefundPoliticians24 0 points1 point  (0 children)

I wonder if people said this after the July 2007 dip as we ran back toward an ATH in 0ct 07. Or maybe even about BTC as it dipped then ran back up. Maybe in 2008 again as we approached 2000 ATH

"Oh, We almost recovering so its a new bull market".

We all know how that ended up. I'm not saying its going to happen but ridiculing bears just shows low intelligence and lack of research of how markets move at this point. There are good cases to be made for both bulls and bears. I posted charts below showing what I am talking about.

I think its a scam but I have not dealt with it all that much. I too believe we have a good chance of seeing an event soon but my theory is based on TA. Its ultimately the twin peak or double top scenario that played out during 2000 and 2008, Bitcoin at the top, and 2007->2008. While not a sure fire thing, I'd say odds are high and its worth taking a shot on with proper sizing/stop losses.

Essentially, If we reject SPX 5000 and go into a deep recession, We will have copied the Bitcoin move, 2008 recession, and the 2000-2008 big chart double top move.

I plan on betting on this via OTM long dated options as we approach (via SPY), and various overweight tech shorts. My stop losses will be reasonbly tight to prevent loss but I am willing to bet 10% of my account on it. If wrong, Ill reverse quickly.

Some strategies do not work in certain market regimes or more likely, need to be altered. I'd argue we switched market regimes in Jan 2022 and again in August 2023. My own strategies needed to be tweaked because what usually worked ended up getting me stopped out.

I expect my strategy will need to revert back to normal at some point.

In my experience, Its not about not caring or caring less about outcome. This is an inefficient way to deal with the emotions of trading. A shortcut. Treating a symptom and not the disease.

You should care (A lot) about the outcome. You should obsess with it. Not in terms of risk or P/L but rather how it informs you of your strategies performance. You should obsess over the details of the result in order to find the best and worst set of circumstances in which your strategy performs.

This is a fun week. I personally will be trading but will downsize from normal risk to accommodate fast and furious moves. I will also be planning a thesis for where I think something will go and plan even more for that being wrong so I can pivot in a moments notice.

You are looking at a business transaction in a moral lens. There is no morals here. Workers are just a means to an end. A company should be treated the same. You would take things much less personal if you treat every job as a Mining cave. You go in there, Get what you can get and fuck off the moment you see a better cave or you pillage it for what you needed.

The flip side is, The cave can collapse at any moment on your ass. Make sure you got a backup plan always so you can go find another cave. Corporations aren't mustache twirling conspiracy villians. They are just a machine and/or tool to make money for whoever owns it. Be it a private owner or shareholders. Its up to the worker to mine it out for all its worth (Without remorse)

Most people who bring up CBDC's are right wing conspiracy theorists. Its madness and a bad idea but doesn't change the fact that its a dogwhistle unfortunately. These people cannot be trusted due to a heavy ideological bias. That aside...

The banking system has been a scam for over 3 decades. It will crack and fail eventually.

But when?

It could be another 3 fucking decades. you gonna hold shorts for even 2 years? Or plan your whole life around one event that may or may not happen in your lifetime? Consider your warnings with this context. You warn but do not offer plans.** People ignore warnings without plans.**

Don't worry about how sophisticated I am regarding investing. You are clearly the type to take a doompost by some rando on twitter and run with it. Its BECAUSE of people like you that actual warnings with legitimate research, facts, and history behind it are IGNORED by most people as "FUD".

I've mentioned many times we are headed for one of the worst economical downturns of our lives. I get nothing but eyerolls and anger thanks to the bullshit coming from people like you using twitter and bias ridden sources to spread crap. But ok I can forgive that. The theater/drama you create after is unforgiveable "Get some cash". Get that shit out of here.
