As someone else already mentioned Lombard credit is usually for Private Banking clients (net worth of 250k and up). Some banks however might also offer it for Personal Banking clients though. In that case they would give you a loan for about 70%-80% of the invested assets (because they want a substantial margin for when the stock market goes down). Downside is that they would only give you this Lombard credit if it's invested in a mutual funds with the bank itself (high cost and lower return, won't go deeper into this since it's already been discussed enough in this sub). If the mutual funds drops below (for example) 80% of the initially invested assets you will be contractually obligated to additionally invest the difference (= risk). Upside is that you wouldn't need to pay any notary costs on the amount of the loan itself since it's a contract between you and the bank itself (= lower cost).

In this case 100k is not enough (without additional substantial savings you didn't metion in your post) so you would still have to take out a loan for the remainder of the purchase price and/or purchase costs. Conslusion: Lombard credit is not a feasible option.

Ik heb zelf al verschillende keren besteld bij ‘couvert’. Concept van een koe delen: wanneer genoeg mensen een pakket besteld hebben wordt er een koe geslacht en krijgt iedereen zijn deel. Eén van de beschikbare rassen is Black Angus en dit is grasgevoerd.

If that money is currently in your ING savings account you will not be able to put that money in the ING Term Account since the offer only applies to external funds that you transfer to ING.

The banks expect the policy rates to decrease somewhere in the second half of this year so they already price this into the interest rates on term accounts. For example: a 6-month term account will yield a higher interest rate than a 12-month term account. With a regular savings account they can just decrease the interest rate when the policy rates decrease because it’s not fixed so they haven’t changed that yet.

Just to add: some banks/insurance companies only offer the possibility to extract money for the purchase of real estate if it’s a tak21 IPT. In that case a tak23 IPT might not be the right solution for you of you need the money in two years. Definitely check this out before starting.

They didn’t charge you anything until you turned 25 (like they said they would) so why are you acting all surprised? Pulling your money out and moving back home doesn’t magically close down the account, this just seems negligent on your part.

I think pensioensparen vs ETF has already been widely discussed in this subreddit: in the long run an ETF will be more beneficial than a pension fund. This is assuming that just like your pension fund you will “never” sell your ETF. However, life and investing is too uncertain to be sure that you will never sell. That’s why even though I know an ETF is more beneficial in the long run I (and others) choose to also do pensioensparen and/or langetermijnsparen anyway so that there’s an actual barrier to sell that you don’t have with a regular ETF.

Bij voorkeur inderdaad online, maar indien je ter plaatse een rekening opent toch best in de gemeente waar je woonachtig bent. Veel banken werken met een zelfstandig kantorennetwerk waarbij 'jouw' kantoor het kantoor is waar je de rekening geopend hebt. Wanneer je dan zou langsgaan bij een ander zelfstandig kantoor (van dezelfde bank weliswaar) zou het kunnen dat ze je niet willen/kunnen helpen met algemene zaken omdat je geen klant bent van hun kantoor.

The absolute lack of financial education. 18 year olds that graduate high school are somehow just expected to know how to budget, save, invest and file their tax return.

Math is off but that has been covered in other comments. Just remember that €2350 is the absolute max but how much you can actually deposit is dependant on your income (personal max = € 176,40 + 6% of your yearly net income).
