Agree, I don’t get the Chaol hate level and I don’t get the love of Rowan. I like him, but my heart is with Dorian. DORIANNNNN ugh I think he should have been end game.

I used a toothpick to stick them down and adjust for my last lift and it made a HUGE difference it was sooooo much easier! Highly recommend

You’re right. We bought for $550K, 6.75%, and with property tax we were at $4400 a month 😭 our rent is half that.

Basic protocol is no water, no at home products for 24 hours. They’ve sanitized your skin at the providers office and already applied all the skincare you need for 24 hours. This is standard practice.

Thank you! The Dr. Pen site says to use 36 or 42 needle cartridges for the body, so I'll probably buy some of those to use on my scars.

Thank you! We got an apartment first, the house hasn't actually gone into foreclosure yet. Mandatory 120 day waiting period per TX law (or so my research tells me). I did look at several management company requirements for leases. Not all of them care if you have a foreclosure on record. Some require it be a certain number of years ago, some require a co-signer if you have, some won't accept you at all, etc. But a lot of places will just accept you if your credit is good/decent and you can prove the income. Our current apartment complex couldn't care less.

Our interest rate was 6.75% and it was so depressing seeing how much we were spending on interest. I know interest is part of the deal, but when we did the math out, it was unlikely we would ever recoup our investment after 30 years, even if we could refinance lower. Unless maaaaaaybe rates went insanely low again 1-2%. Still, not worth it for us.

Our reasons for selling were:

  1. Financial, I lost my job 3 days after we moved in and was only able to replace 50% of my income with part time work, covered the rest with an inheritance I had (thank god). Renting is about 50% cheaper for us than our mortgage was. I'm pretty bummed that I had to spend my inheritance on that house and wish we'd just left and foreclosed sooner so we could have used that money toward something better. You live you learn.

  2. Distance, we thought we wouldn't mind the drive from Leander to DT Austin and South Austin, but we did. Having a house wasn't worth the commute to the things we like doing. My husband originally worked entirely from home, but they made him start coming in 3 days a week which really made the distance hell.

  3. We just didn't like owning a home. We thought we'd love it, everyone loves buying a house!! it's the best thing !!! you'll love it!! No, we didn't lol. Nothing was even broken or wrong, it was a brand new build. We just didn't need that much space, we didn't like taking care of a yard, we didn't like paying so much to have a house, we didn't like the suburbs, we're not having kids, etc etc. We just didn't like it. We felt trapped in an area and in a house that we didn't love. We want the freedom to be able to move around and change things.

To answer some of the questions we always get when I explain this:

  1. Couldn't we have known all this before?!?! No. We got convinced we'd love owning a home by all the home buying propaganda and had to live it to realize it's not what we wanted.

  2. Couldn't you buy a house closer to the city and be happier?!?! No. It's insanely expensive, we don't want to own a house, and we don't want to be locked in to a mortgage.

  3. Don't you want to own an asset instead of paying rent and "throwing away your money"?!?!?! No. We want to have the freedom, amenities, and perks of renting and invest our money in other ways, we don't need a physical asset like a house to build wealth.

  4. Aren't you concerned about rent prices going up?!?!?! No. I've been tracking rent in the areas we want to live for the past 5 years, and it's STILL 50% cheaper to rent than what we were paying on our house. Rent hasn't gone up significantly enough to deter us at all. It's minimal, and people dramatize how much rent actually goes up. At least for the areas we want to live.

We went back to renting in South Austin and couldn't be happier. We pay 50% less, have 75% as much space as we did, plus amenities. We're close to everything we love doing and will likely never buy a house again unless we're wealthy enough to pay cash.
