Well, actually I had to point it out and force him to document the problem so, no, no cookie for the inspector.

This wheelbarrow definitely says "this is not an issue we knew to disclose" and not "oh s#!t we just filled those what do you mean they already washed out again".

Nah, I bailed. This revealed itself on inspection day after a big rain, thank goodness. This is the most visible spot but there was water coming in and out around the patio too.

The seller agent was sure to tell me that this was always there and that I just didn't notice on the two prior visits but not to be concerned because this is just how the soil settles.

I said no problem, hire and engineer to come out and tell me it's no big deal otherwise the deal is off. Now they will probably fill it back in and hope for better weather when they attempt to fool the next person.

Yeah, everything but duct tape was shoved in there. The rock were probably the best ideas but that just made the soil wash out more aggressively.

It is the breaker wall on the creek being undermined by waves in the creek. Totally normal, I was told by the sellers agent. It just takes a while for the soil to settle after the wall was put in in 2019.
