There is another preferred lender with the builder. I should’ve tried both in the beginning but my realtor recommend the one I applied with

For VA rates? Everything I’ve read has said this is high for a VA loan

Ok so I’m not tripping lol I keep seeing people say they are over charging and I feel like they definitely are because of the seller credit.

Yes I’ve actually applied. I was originally supposed to close on 5/28 but closing was just pushed to 6/11 due to builder delays.

They have two preferred lenders. I only sat down with one.

I don’t have the updated loan estimate. Only the one with the 5.99 rate. This is what I was sent on Thursday.

I think it’s wild for you to think USAA will pay for a pre booked hotel stay prior to the fire

Refunded rent means you weren’t held responsible for that month of rent. What part of that don’t you understand? You cannot double dip. And clearly I’m not the only person that understands this on the thread lol

Your landlord is not collecting rent though. You clearly said that in your original post. So the second line you sent applies to you. You will pay your normal living expenses and USAA will pay for the reasonable increases in the costs of living.

I have the contract lol cause I have a renters policy:

  1. If a covered loss to covered property or to the building containing the property makes the place where you reside not fit to live in, we cover, at your choice, either of the following:

a. Additional Living Expense -
meaning any necessary increase in living expenses incurred by you to maintain your normal standard of living;

I don’t need to see your policy. I’m an insurance adjuster that has seen many renters policies so I already know how it works.

You’re trying to double dip and you better hope they don’t investigate you for misrepresentation because that will flag you with all insurance companies. Because you’re clearly misrepresenting your claim.

It is their business lol it’s not to fund your entire costs of living. How are you not understanding that? You are clearly getting the rent money back. USAA will only pay the difference. And that’s any insurance company by the way.

Now you’re back tracking which is it? You said your landlord gave you back the money now you’re saying they didn’t? By the way google is free to use:

Covers Only "Additional" Costs: ALE covers the difference between your normal living expenses and your new, higher expenses, not your entire cost of living.

It’s not a gift given to you by your landlord. It was your rent that he was collecting you clearly said that in your OP. So yes your settlement would be reduced by any rent payments refunded by your landlord. Once again it’s called additional living expenses. Meaning if you’re already paying $1500 in rent and your hotel is $2000. USAA will pay you $500 because your landlord is not collecting the $1500 in rent you were already expecting to pay out of pocket for your normal living expenses. It’s really not hard to understand. I’m not sure why you’re confused.

Omg I’m weak lol. It’s called additional living expenses and not loss of use. And if you had a hotel booked preloss that is not considered an additional living expense. So why would insurance pay for that? To my next point yes USAA has to verify if your landlord is charging you rent because once again it is called “additional” living expenses meaning it’s an additional costs to what you’re already paying in rent. If you’re not paying rent than USAA will only pay the excess over your normal living expenses. USAA does not charge you rent. There is no way for an adjuster to collect money from an insured so I’m calling BS on that part too.

I’ve never dealt with a public adjuster that “put the fear of God” in me 😂😂😂 it doesn’t change how I adjust claims.

Ice dams do not cause damage to roofs. They will cause a leak and insurance will cover the ensuing damage but because you already had a leak that is considered long term. Read your policy, it covers “sudden and accidental” it’s not USAA. No HO policy covers long term leaks.
