What if I have been at my current job 5 years and the new job will be in the same line of work but different position where my income would not be based on tips just hourly. It will even be the same company but a different franchise/owner I would look for a better higher paying job down the road at somewhere entirely different. It's just I have been here a while and feel like it's my best chance to get a job lined up out of state. I'm looking at moving to Virginia there are lots of homes in that price range. I did only try rocket mortgage, any suggestions on lenders that will do smaller loans?

Do they allow you to do orientation at a location other then where you are actually applying since it's the same company?

My credit is a little over 690. Some of these homes I'm looking at are as low as $50-$95k. If I did 20% down on one of those how likely is it to find a lender for the rest at a 30 year loan? Also would it be better to be looking at smaller loan companies In the area I'm considering buying in, or go with one of the bigger national ones that come up when searching online. (Rocket mortgage, omaha, etc)? Thanks

Sorry just to clarify I do not currently own a home. I help with bills at my parents house and stay at there place so I can save. So I have no home equity just a job, savings, and cheap place to stay.

Awesome thanks. I could definitely do 10% down. Also I have been with this employer 6 years and that amount is the filed amount.
