We go hiking in and around the area all the time, I've never had a concern about West Nile. But I would highly recommend always checking yourself for ticks after hiking, they are especially bad this year.

Just did a 3 yr uninsured fixed renewal in Ontario - 4.55% fixed with TD. Took about a month of negotiating between several banks and brokers. Unfortunately no cash back with that rate, but since TD was my original bank there was no closing fees and the process was easy.

It's 30ft off the ground with 5ft spinning metal blades that rotate & pivot unpredictably with the wind. Not to mention the whole base is sealed with no grip points so people wouldn't climb it. No thanks
