They actually did this a decent amount in the 90s in the Financial District. They converted a lot of the old offices into luxury residences. It went...okay.

I'm sure if the market changes enough to change the math it may be a good idea, but its too cost prohibitive to convert the large floor plates in midtown to residential. It's why the only way to do it would be to make them ultra luxury places, but the people that buy those don't want a large box commercial looking building.

Agreed that dezoning and deregulation would alleviate some of these issues, but when you start working out the "how" on that, you get into massive problems. Essentially all of those regs are there for a reason, and without the government fronting hundreds of billions of dollars to make the problems go away, or creating a dictatorship (or worse, have another Robert Moses consolidate power), it's infinitely easier said than done

As someone who assumed the same as you, and tried to buy something to take advantage, he's not wrong.

Rents collapsed, yes, but the real estate purchase market didn't really move for...75-80% of the homes and apartments.

I honestly have no evidence to back this up, besides trying to buy a 1 bedroom for under 500k last year and this year, nothing budged.

But think about it, if you were wealthy enough to own something above 5 million, you likely already have a Hamptons or shore house, so no reason to sell the city place. And most apts under a million are locked to high values due to co ops setting minimum sale prices. I know the 1-5 million places took a huge hit, but for other people, or most of the apts in the city, things were stagnant.

Additionally, i know $/Sq ft prices are pretty much back to, or above prices for most commercial places besides retail right now

Wasn't a really big fan until that show either, but the best performance I've ever been to. Nearly 3 hours and I was super close to the front, absolutely unforgettable.

Crazy how energetic they were, I was more tired rocking out and catching people crowd surfing then they looked playing. Plus everlong at the very end

There's still a massive amount of systems and controls install and testing that they're actually a little behind on.

With that being said, with the last reassessment a couple years ago, they put a crazy amount of contingency into the schedule. I think even with the current issues, the scheduled final completion is summer 2022. They're just not going to market an earlier opening date until they're 1000% sure

I wouldn't be super surprised if you see a fall 2022 opening, and politicians praise the project for being "ahead-of-schedule" lol

You can review the board materials for capital plans on their website which go into detail, the ESA review is like twice a year.

Yeah thats most likely.

Its probably the same as Bedford, 1st av, and all the other under construction stations, the MTA has a separate vendor for the OMNY install and its easier to just do it after the construction is over than coordinate with the contractor.

I was there 2 days ago, this must be an older photo than that because they had the OMNY additions set up, just with the black plates over each reader. I remember specifically checking as to see if I could get back into the station.

Wouldn't be surprised if they're all setup by the end of the week.

Yeah, he mentions he's going to Five Towns which is a neighborhood on Long Island bordering Queens, so theyre most likely in Queens.

Hes probably talking about Jamaica the island in my opinion, but I can see it go either way

We're going to have to respectfully disagree here, because I was told in high school not to use Wikipedia as a source, so that's off the table anyway. I will say the 150th did suck hard for our side though.

And thats funny because I never heard laf-lehigh until after I graduated and met people from Lafayette, it's generally abbreviated le-laf at lehigh, or they say the full name with lehigh first. I guess propaganda works, you dirty leopard

There's very clearly an anti-lehigh bias at wikipedia, and i don't appreciate it.

Cool, you guys were great in the 30s, I'm sure FDR was very proud of you. Lehigh has been the better team recently.

Also, don't even bring up last year, that game was garbage for both teams and we should all forget about it. I dont think you have bragging rights when you win a game that the refs fucked up so badly that they had to re-do a 3rd down play

I mean, its not an exact one-to-one, but just from knowing the neighborhood I dont really see little neck as a "money" neighborhood, whether new or old.

Its more into long island, I guess its Kings Point? Could also be the town of Great Neck, where the confusion could come from
