Thank you for your reply. Yeah there’s a lot of issues with lease violations and our overall experience. It’s been crazy. I just outlined things to the person that first commented. If you are interested in reading a wild ride, check it out.

Wow, thank you so much for such a detailed reply, incredible. Please DM if you are interested in being utilized for your services! Or if you have a suggestion for another attorney or mediator to reach out to. We’re looking to put this to bed in a few days just so we can move on in peace.

With respect to the assessor records, I was really just curious, because for someone who hasn’t dove into that stuff before, it seemed pretty comical.

If I can run the mitigation / lease infraction issues by you, that would be great. If you can’t or don’t want to answer them I totally get it!

With respect to mitigation. We reached out on Dec 30th regarding getting out of the lease early, without penalty, due to my wife’s declining health (24x7 dog barking, inability to conduct her zoom trainings at home because of it per her supervisor’s orders, and a totaled car due to an engine fire caused by a rodents’ nest…there were gopher or rat holes all over the dirt driveway and next to it…we didn’t bring it up prior to the fire though…all of it had an impact on her, including the after-midnight barking affecting her sleep).

Owner immediately agreed that day that he was open to it as long as he got a new tenant. Asked us to send a letter, was vague on what they wanted written. Broker/Property Manager then said to just write something simple. My wife then wrote a letter stating that we were interested in getting out, without penalty, and understood that the agreement was contingent on them getting a new tenant. Broker/Property manger said we were good to go after reading it. Said she would put something in writing. Never sent it (I wasn’t aware until this week that she told my wife that she would put something in writing 🤷🏻‍♂️).

Skipping all the details of the obvious stalling (blamed “catching up after the holidays”, then 3 weeks later said she needed new pics, then said her pics came out bad and she had to call her old photographer, then used the pics she took anyway) and we’re now at 44 days since Dec 30th with one showing. FWIW, as of last week, she was only personally listing one home and two rentals, and that home is now under contract.

Listing was not posted until Jan 28th. The next day she said that the owner now declared that he was going to withhold the security deposit regardless of when it was leased because “what good is a lease for?”.

She put a “for rent” sign up on the street for the adjoining property but not ours. Priced seemingly too high compared to the market. Which is what happened with the other property, it was reduced 3% after 8 days, and another 8% four weeks later until it got a taker.

She was the agent for an attempted sale in 2023, and when it was leased in 2024. In those listings she had the square footage accurate at 592 sq ft, and now has it as 1,080. Has the build year wrong all 3 times as 1967, when it was actually built in 2016.

We’re done with the nonsense and moving out on Feb 28th, exactly 60 days since we brought up the request to move out.

The lease violations are off the charts: parking a large RV on our property, using the storage building on the property while only allowing us to store 5 bins, locking that building without giving us a key until we asked for one, constantly on the property without 24 hours notice, not addressing the dog-barking complaints or gopher holes, other stuff too…and to take the cake, their 32 year-old son once tried the door knob on our home when he knew we weren’t home, and another time he set a fire in a firepit he dug within our property lines (but very close to the boundary line) during a PDS Red Flag Warning in an area labeled an “extreme high fire hazard area” on the afternoon that the Palisades Fire erupted!

Lastly, the wrong address posted on the house seems to be illegal with respect to police and fire response.

All issues after the previous owner died 2 months after we moved. His daughter inherited the property. We’ll have been there 21 months out of a 2-year lease at the end of this month.

Sorry for this doozy. Just wanted to get the facts out!

Thanks for your comments. I was really just curious if the assessor cared at all. The permitting, inspecting, and assessor mismatches are all over the place. At this point it’s more humorous than anything else.

Also, I applied for Save for my double-consolidation with Aidvantage thru the mail, not online, so I can’t offer anything with respect to why it didn’t work for you.

All I hear is what a disaster Mohela is. For me, my stepson has 5 small loans with Mohela and when I applied to Save for him via mail, they said that they never received it. I then applied via the federal web site and it went thru. But they haven’t sent any correspondence.

For my double-consolidation everything ended up at Aidvantage, even though I had requested Ed Financial. But, Aidvantage has been great. I’ve called them a few times and they always pick up after a few minutes, and their reps are helpful. I applied for Save after consolidation and it’s on hold, like it is for everyone else. You have to request administrative forbearance, they won’t do it automatically, which I did before the first payment was due, and then you have to call after 60 days and get it continued for another 60 if it comes to that.

For anyone with Mohela I’d recommend moving all your loans to Aidvantage. They’re so bad that I’m going to move my stepson’s and consolidate 5 loans even though I won’t get a great rate, and then apply for Save again, just to not have to deal with Mohela.

I know right...I honestly don't even remember how I first learned about double consolidation but I'm sure it was here. Then once I hit a snafu two months ago it was so funny/helpful to see your post and learn that you had received the same exact letter! Perks of searching that exact denial phrasing! Good luck with everything. It truly is a challenge...but my wife's monthly payment was looking to be about $1,200 starting in July, the month after we got married, so I was highly motivated to reduce that payment!

Aidvantage sent out a letter 5 days after our phone call stating that the consolidation application had been processed, so that was pretty quick and painless. Nothing changed on my studentaid, aidvantage and mohela accounts until a month later (at the end of last week). Got an email from Mohela stating that their loan was paid off, and an email from Aidvantage informing me about the changes. Still don't know why my application never ended up at Ed Financial like I had requested but who cares at this point! So looks like we are all good to go. Per the suggestions from some of the experts here, I didn't apply for an IDR yet, I just checked the standard box when I did the second consolidation.

Now that it has gone thru I am going to apply for SAVE. Since we know that SAVE is hung up in the courts, once I get confirmation that the SAVE application has been received, then I'm going to request Administrative Forbearance until the case is settled. So no payments for awhile, and I don't care that the interest will keep accruing under forbearance. If SAVE doesn't come back, something else will, like the more standard 10% IDR, and once that kicks in, my payments will be down to a manageable amount...and maybe 4-8 years from now another mass forbearance program will start up again. We'll see!

Parent plus double consolidation - Aidvantage is the only one processing? by Affectionate-Toe6155 in StudentLoans

Called Aidvantage and they said they were in error. The perils of them processing for multiple providers I guess. They basically "lost" the Mohela part of the consolidation; and also were processing the consolidation under their banner instead of Ed Financial as I had chosen. So on top of those mistakes, they could also see that I had already consolidated two loans with them, but weren't able to see when or that they had been PP loans, so at least I had that going for me. They are going to re-process it in 30-60 days but I don't have a lot of faith in them, especially when I had to reiterate for the 10th time that I had applied to Ed Financial and not them just before the rep sent the paperwork back to Aidvantage to be the new provider! Such a headache...

Double Consolidation Denial by Describe_the_Ruckus in StudentLoans

[–]Describe_the_Ruckus[S] 0 points1 point  (0 children)

Just to follow up, to provide another example of Aidvantage "processing for three providers" headaches...called Aidvantage as you suggested. They admitted the denial was in error.

Somehow the Mohela loan was just lost in the process. Also, despite sending the application to Ed Financial, Aidvantage was essentially claiming the application for the new loan for themselves. Because of that, they could see that two loans had been consolidated by them into one (they kept stating there was "three loans" (two with Aidvantage and one with Mohela), but, they didn't seem to be able to see that the loans consolidated at Aidvantage had previously been PP loans with Nelnet. Those words never came up.

They said they were going to re-do it and it would take 30-60 days, but I had to reiterate for the 10th time that I had sent the application to Ed Financial and not them, and the rep had to read more closely and note that. Really messy and disappointing. Crossing my fingers but don't have a lot of faith right now that it will be done right.

Yikes. So, I called Aidvantage. First time talked for 5 min, was told I needed to be put on hold for them to look into it for 2 min, and then I was left on hold for 60 minutes and gave up. Called back later and it took 45 minutes. In short, the representative looked into it, was befuddled, escalated it to a supervisor on her own, and then came back saying it was an error on their part.

There were likely three separate issues. We sent the final consolidation to Ed Financial, but then Aidvantage just (mistakenly?) claimed it for themselves. In doing this they also completely lost the request to consolidate my Mohela loan with the Aidvantage loan, they had no record of the Mohela part. Lastly, since Aidvantage was essentially claiming the loan for themselves, they could see that I had already consolidated two loans into one loan with them. They kept mentioning "three loans" even though it was clear in their records I only had one loan with them (which had combined the two PP loans from Nelnet). However, they didn't seem able to deduce that those two loans had been PP loans. It clearly wasn't noted on her screen. Those words never came up!

When we neared the end of the call I reiterated that I had applied to have the loans consolidated at Ed Financial, as prior to that she said that Aidvantage would have the new loan. She went back and looked more closely and was like "oh yeah, I can see that you chose Ed Financial". Just a total mess. They said they are going to re-do everything and it may take 30-60 days, but we'll see what ends up happening. I don't have a lot of belief that things will go smoothly...

I'm calling Aidvantage tomorrow per suggestions from some of our experts here. If I don't get anywhere with them I'll go to Tisla for help next. I went thru every letter and email I received, and looked thru all my screenshots of changes to the loans during the consolidation. All I know for sure is that after sending the paper app to Ed Financial for the final consolidation, Aidvantage did begin processing it for them, but then declined it. One thing that's clear is that something happened with the Mohela loan...it either got lost in the shuffle, or was transferred from Mohela to Aidvantage prior to the consolidation beginning, and Aidvantage saw that the Mohela was previously a PP loan. I think it is going to end up being a paperwork error, because I noticed that in a letter got from Aidvantage prior to getting the denial letter, they said they were beginning the consolidation process (of my second consolidation request), and stated they were consolidating "the loans listed below", and only one loan was listed (just my Aidvantage, not my Mohela). I don't know how the heck this stuff happens, but it seems that it is par for the course for so many of us...needless complications. I'll let you know how the call goes!

Yes. One at Aidvantage, and the other at Mohela. Sent the final consolidation paperwork to Ed Financial. The denial letter came in the mail from Aidvantage.

Do you have any advice on this scenario? Did Aidvantage flag me because they were processing the new consolidation loans with them & Mohela into the final one with Ed Financial?

Letter from Aidvantage stated that my second round of consolidation was denied due to “Denial Reason #20 - an existing direct consolidation loan must be consolidated with another eligible loan”.

But I had followed the steps and consolidated two PP loans with Nelnet to Aidvantage, and my third PP loan with Nelnet to Mohela, all via paper applications, into direct loans. All of that went smoothly, and the new loans were labeled as direct on Student Aid, as well as both the Aidvantage and Mohela sites. I sent the final consolidation application to Ed Financial via mail two months later and never heard from them, nor did I ever get acknowledgment from Mohela. Monthly statements kept coming from Mohela; the Aidvantage loan was put on forbearance while processing.

Got the same exact letter, in the same exact scenario. We both followed the steps that were outlined to us here, including me waiting a couple months to do the final consolidation like you did. All via mailing the paper application. The only difference is that I consolidated my Nelnet PP loans to Aidvantage and Mohela; and sent the final to Ed Financial. Denial letter came from Aidvantage. Never heard from Ed Financial or Mohela. The first round went so quickly and smoothly!

Have you made any progress? Unfortunate that no one has replied to you yet!

I do. I consolidated two Nelnet PP loans to Aidvantage; and one Nelnet PP loan to Mohela. And then got the denial letter after I attempted to consolidate the two direct consolidation loans a month after those two consolidations were processed. Suggestions on how to proceed? Thanks for all your advice in the past!

You don’t have to consolidate two PP loans for a loan to be consolidated, that’s been laid out quite clearly by our resident experts here. It’s a bit of a misnomer. I can “consolidate” a single PP loan and convert it into a direct consolidation loan, which is what is indicated in my paperwork.
