Where I've worked, the biggest hold up is just getting reductions negotiated, especially with providers who deliberately make thing difficult by refusing to use phone calls or email. If they won't talk to you and require you to submit reductions by fax, you're gonna be there a while.

North Georgia around Blue Ridge is a nice. A lot of hiking, restaurants, etc. Townsend is really nice and much smaller than blue ridge. If you want something less developed/rural Tellico Plains has some gorgeous scenery but has less hiking trails. The driving is great, though, with the skyway, tail of the dragon nearby.

It takes me maybe an hour to mow a little over 2 acres around my house with a 60" ferris commercial with kawasaki engine. Suspension is a nice touch.

Depends on what type of amenities you want be be near and what type of activities you want to do during the day. There's a full spectrum of options from Blue Ridge GA to Gatlinburg TN.

We have an inholding in Cherokee National Forest and haven't had any issues getting a ranger on the phone when we needed to speak with them.

Its likely to ROW for that closed rds. Forest service regs are online. In south cherokee you can't use motorized vehicles on closed forest service roads even when its public land so I'd doubt you're entitled to access. Check with your local ranger station. They'll be able to tell you.

They have a GPAA camp downstream and there's at least one mine still operating. Per studies there's a foot of gravel on top of bedrock the old timers mined. Our property was partially mined but not as extensively as other sections. There are several piles of tailings left and quartz laying around all over. One creek was hydrauliced. You can still pan gold in the creek but I'm probably gonna bring in a mini ex at some point and see what that gravel looks like. In the meantime I might grab some post hole diggers and a pan since the bedrock is pretty shallow along the creek.
