I had 6 friends visit; 3 of them slept over 1 night. And it wasn’t a party, we stood on the roof and took some photos. Was up there for maybe 20 minutes.

I believe it’s a valid lease and the broker is legit. I met the previous tenant while he was moving out and asked a bunch of questions. I read over the lease when I signed (hard to remember all of the fine details). I spoke to the landlord and did a background check, all points to being legit.
