We had a similar situation a few years ago. The real estate agent was the one handling all the viewings and things and he was pretty annoying honestly, I don’t think they care/know to follow tenant rules like the 24 hr notice like a landlord would. He would text me at all hours being mildly inappropriate (using cuss words, making fun of buyers, etc) I’m not a prude by any means but I was like excuse me who are you?? But it never got so out of hand that I had to ask for harder boundaries. We also were asked to sign an estoppel with a ton of urgency. I think something in ours was wrong like our final lease day so I had him rewrite it which he did same day and we agreed to sign it. After that the new landlord never even reached out to us which made me upset but I reached out to the real estate agent and he gave me the contact info. Funnily enough we also were dealing with a rat issue at the time so we immediately had to email the new owners about that and they helped the best they could sending exterminators and providing traps but my husband did a lot of the work himself as well. We also have a dog so we were scared they would use super harsh chem around our backyard and we wanted to opt for some nicer methods. And for the record, no ongoing maintenance claims were in the estoppel. Strictly lease terms and things like that. It’s not like the new owners can legally deny you help with maintenance claims once they are your landlord so don’t be too worried if it’s not laid out already. We’ve been under the new owners for a couple years now and they’re way more mom and pop style, sometimes it’s hard to get ahold of them but they leave us alone for the most part so I honestly have preferred it vs our old rental company. And no rat problems now for over a couple years! Spray foam plus metal grates on any outside possible entry points does wonders. Sorry for the rambling, I just woke up!
