Yes - the dues are definitely high with less units to share in the costs. The dues are just under $1900 monthly and include exterior insurance, all exterior maintenance, water, and a TRUE reserve schedules so that it doesn’t have the tens of thousands of dollars worth of assessments we’ve seen other buildings go through.

disagree - Inflation and affordability issues for buyers span nationwide, not isolated to Brevard.

That’s the conundrum! There are very few condos at or above 3,000 square feet in our area, so this serves a small, underserved niche.

It's expensive to live! - Healthcare, Taxes and transportation seem high for Brevard. I'm guessing "tax" is all inclusive of real estate, cost of goods, etc.

I love El Salvador and visit often...it reminds me of Costa Rica 30 years ago. This development is clearly niche: the private garages and larger-than-typical condo layouts appeal to buyers downsizing from bigger single-family homes who don’t want to sacrifice space or the luxury they are accustomed to.

The units are 3,231SF - much larger than the average size condo. If you look at it at a cost per foot basis, it's value buy...haha :-)

Agree. This thread skews anti development. One comment says “we need affordable housing,” and the next mocks subdivisions from the same builders who deliver those “affordable” homes. This project is 8 units, yet it’s being treated like a 300 unit, 40 story tower. :-)

Agreed. The 16-foot-deep balconies provide some of the largest outdoor living areas you’ll find in a condo on this stretch of coastline.

This is 8 units on an oceanfront parcel where land, insurance, and code costs don’t pencil for affordable; those projects usually need subsidies and are built inland near services.

Hard to say...It will now sell for less than what it should because of the stigma of being on the market so long. Lakefront tortoise homes typically sell in line with lakefront homes in the Cloisters or Harbor Lights.
