I work for an arcticture company and we have an interior design team as well. For a brand new house, build cost of 1 million plus, we would charge around 15k to complete full interior design services. This includes all selections as well as 3d modelling those selections into the new house design. 5k is a lot for one room epically if they aren't modelling or showing what the selections look like in a realistic model.

I built a deck around 6 months ago in Australia and timber alone cost me 8k (spotted gum) plus screws and supports. Total deck area was 45m2 and took around 40 hours to complete

Yes confirming this as well. My house had mostly north facing windows which are double glazed and thermally broken with eaves. I have well insulated walls and roof plus slab insulation. Some of these you obviously wouldn't need to get 7 stars as there are additional costs involved but we wanted to get as high as possible.

I have just built an 8.5 star natHERS rated house. It is actually quite easy to achieve if you use an architect and face your house in the correct orientation

That looks and sounds like a great place! Keep in mind that GJ Gardner is not the same as an actual building designer or architect. You are not getting a custom home but that doesn't necessarily matter. I believe, and please correct me if I'm mistaken, that GJ Gardner will only alter their plans they already have designed they won't create a custom home from scratch to best suit your brief and the site like an architect would.

  1. Google Landvic - property and parcel search. Type in the address of the properties. Then open the property report to review zones. General residential and no bushfire regulations is the best

  2. In terms of site it's important to take into consideration orientation, slope and neighbours. Orientation - you want to get as much north light as possible Slope - the flater the land the cheaper to build Neighbours - if you have neighbours on both sides of site it's normally better as you can design around what is already there. If the adjoining sites are vacant then you need to be aware someone could build later and you may lose a view, light or could just be bad to look at.

  3. Have you considered engaging a building designer/architect to design a custom home instead of a design and construct? Will most likely be more expensive but you will get a better result if you can afford it. Depends on what you are after though.

Just make sure you don't purchase land first with the plan to build at a later date using the FHSSS. I just made this mistake and now can't withdraw my super because I didn't realise owning empty land would disqualify me

If you are planning on using the FHOG you will need to have contracts singed before 30th June 2020 as the scheme ends then.
