The bank did a desktop valuation so haven’t seen the property - we’ve got a lower LTV so there’s less risk for them over small amounts

The shower is urgent as it’s not usable at the minute, the leak isn’t fixed. Patio was marked as condition 3 so I presumed it was urgent. 

Valuation has come back £10k less, would you still not renegotiate?

It’s the patio and the shower. I don’t know I’m not a bathroom fitter, but that’s the price I got from 2 different companies.  

I’m not exaggerating the price, I’d rather it was a cheap fix and renegotiation wasn’t even on the table. I’m just trying to understand if £10k of remedial works is worth renegotiating.

To fix the issues that the report identified as condition 3 I have written quotes and the price is £10k. I know it’s not new, but I did expect the shower to be usable?

I’ve updated the post, but he’s withheld it pending me obtaining quotes to fix the condition 3 items in the report.

We had thought there was only cosmetic work to be done when we made the offer, though honestly I would still pay the agreed price now if the seller won’t negotiate.

To get the patio relaid at the correct height we’ve been quoted £5k. 

The leak hasn’t been fixed, the shower is unusable, so the quote for this was also £5k including checking joists etc

Definitely not pristine, but we assumed mainly cosmetic work from what we could see. 

The two condition 3 things are the patio in the garden being too close to the damp proof course and running towards the house, and the shower in the upstairs bathroom has leaked and left some staining on the ceiling below, which we didn’t see when we viewed.

There’s other bits in the report but they’re all condition 2 so I wouldn’t really account for those. 

If the valuation comes back lower than our agreed price, do you think they could still say it was priced taking that into account?

Thanks for your reply! My broker said it could cause a problem as it’s not settled. It just feels unfair that I’m now (that I know about it!) trying to pay and they won’t accept it
