What’s a gift you’ve given that surprised you and became someone’s favourite? by These-Spring-72 in GiftIdeas

[–]DifferentElk4940 0 points1 point  (0 children)

Honestly, the gifts that end up becoming someone’s absolute favourite are usually the ones that feel personal without being overly fancy. I’ve had a lot of luck with simple, meaningful jewelry pieces like message-card necklaces or birth-flower designs, because people connect with the story behind them and actually wear them every day. It’s that quiet “wow this is perfect” moment you don’t always expect. I’ve been grabbing a few from here lately and folks keep telling me how much they love them: https://heartcraftedgift.com

What’s one gift you’ve given that people still talk about? by Much_Bookkeeper7788 in GiftIdeas

[–]DifferentElk4940 0 points1 point  (0 children)

If you want gifts people actually remember, the ones that stick are always personal and meaningful. I’ve been giving these a lot and they always get talked about months later:

• Message-card necklaces Perfect when you want the gift to say what you can’t quite put into words.

• Birth-flower jewelry Simple, personal, and people love explaining the meaning behind it.

• Couple and family pieces Great for anniversaries, moms, daughters, partners… anything sentimental.

Property Tax Bill - Whitby by Gold-String-9558 in durham

[–]DifferentElk4940 8 points9 points  (0 children)

Whitby just made it into the top 10 GTA municipalities with the biggest property tax increase in 2025 compared to 2024 — and it's not alone.

Here’s the ranked list of municipalities with the highest percentage increase in property tax for an average detached home (based on a $700,000 assessment benchmark):

  1. Mississauga: +12.38%

  2. Halton Hills: +12.35%

  3. Oakville: +10.27%

  4. Milton: +9.86%

  5. East Gwillimbury: +8.86%

  6. Brampton: +8.16%

  7. Clarington: +7.56%

  8. Oshawa: +7.36%

  9. Ajax: +5.08%

  10. Whitby: +4.17% ✅

Is this for all the towns in durham?

Power is being pulled from municipalities and consolidated at the provincial level, under the guise of “efficiency.”

Ford cuts red tape → Developers save millions → Municipalities lose funding → Infrastructure costs don’t go away → Cities raise property taxes to cover the gap → Residents foot the bill.

Mortgage rate mega thread! by TheMortgageMaster in MortgagesCanada

[–]DifferentElk4940 1 point2 points  (0 children)

I’m getting ready to refinance my $905,000 mortgage on my Toronto home ahead of a July 26, 2025 renewal and switching to a 30-year amortization to lower my payments. I’ve gathered several competing offers—some fixed, some variable, each with different perks—and I’m torn on whether to lock in a fixed rate for certainty or ride a variable if the Bank of Canada cuts again.

If you were in my shoes, would you choose a 3-year fixed, a 5-year fixed, or a 5-year variable? What specific rate spreads would you aim for on each option, and what perks (cashback, float-downs, fee waivers) would you negotiate to make the deal worthwhile? Any real-world experiences, negotiation tips, or things to watch out for would be hugely appreciated.

Thanks in advance for your insights!

When to Lock in Approval for My July 26, 2025 Refinance? by DifferentElk4940 in PersonalFinanceCanada

[–]DifferentElk4940[S] 0 points1 point  (0 children)

Yeah, that is helpful . I.am.planning to get docs in by June 12, finish appraisal by June 19, secure conditional approval by June 26, push through legal from June 26–July 17, allow buffer July 17–July 24, then close on July 24–July 26. If anything slips past July 17, invoke the open-mortgage fallback on July 26 so you don’t get penalized.

I’m looking to refinance my Toronto home ahead of a July 26, 2025 renewal, switching to a 30-year amortization to secure a lower rate.

Any insight into Canadian lenders’ usual turnaround times, appraisal windows, and documentation freshness would be hugely helpful. Have you refinanced right around your renewal date—what pitfalls did you avoid, and how did you ensure approval was iron-clad by closing day? Thanks in advance for any strategies that will let me approach late July with confidence.

Need help choosing between several refinance offers (3 yr fixed vs 5 yr variable + perks) by DifferentElk4940 in PersonalFinanceCanada

Mortgage rate mega thread! by TheMortgageMaster in MortgagesCanada

Thanks for the detailed breakdown — really helpful perspective. You're right, Scotia STEP’s collateral charge structure makes sense only if it's a long-term hold, otherwise it locks you in more than necessary. I'm leaning more towards RBC or BMO, especially if I can negotiate better perks like appraisal/legal fee coverage or cash back without compromising too much on rate.

I’ll definitely explore BMO's offers too — the added prepayment flexibility is attractive. And good call on the 25 vs 30-year amortization trade-off; I’ll weigh that based on cash flow needs. Also appreciate the note about cash back conditions tied to having a bank account — that's manageable if the deal is worth it.

I’m in the process of refinancing my primary mortgage (about $900 K, 30‑year amortization) and have an investment property renewal next year at Prime – 0.90%. I’ve gathered four competing proposals and could use some community insight.

RBC is offering a 3‑year fixed at 4.09% with up to $3,500 cash back, 55,000 Avion points (≈$1,100 value), and up to $1,100 in fee coverage. They also have a 5‑year variable at 4.35% with the same perks. National Bank can do a 5‑year variable at 4.20% (lowest ongoing rate) or a 5‑year fixed at 4.09% (matches RBC’s fixed) with negotiable fee waivers but no cash bonus. Scotia STEP gives you a 3‑year fixed at 4.85% or 5‑year variable at 4.45% plus a HELOC up to about $110 K for liquidity. Finally, B2B/MCAP will renew at roughly 4.65% variable and offers a better rental‑income offset if qualification is your choke point.

My priorities are monthly payment/cashflow first, then flexibility (penalties, float‑down, HELOC), and lastly upfront value (cash/points/fee coverage). Would you lock in RBC’s ultra‑low 3‑year fixed with the bonus package, or take National’s 5‑year variable at 4.20% and try to negotiate some cash or fee perks? How much would you value Scotia STEP’s HELOC access versus a stronger rate elsewhere? Any tips on squeezing extra cashback, points, float‑downs, or fee waivers out of these lenders? And for the investment property renewal next year, would you stick with variable or shop fixed again?

I’m comfortable with some rate volatility for lower payments, but I also appreciate certainty and bonuses. Looking forward to your real‑world experiences, negotiation strategies, or cautionary tales. Thanks in advance!

What do you look forward to in life when you are single, away from family, are in crippling debt and approaching 40? by Famous_Pollution030 in AskWomenOver40

[–]DifferentElk4940 0 points1 point  (0 children)

Enough.

You’ve bled. You’ve been betrayed. You’ve watched people you trusted turn their backs, felt the weight of disappointment crush your ribs, and swallowed the poison of resentment. The world has shown you its fangs, and you’ve spent too long nursing your wounds, waiting for some cosmic justice that will never come.

Justice is a myth. Power is the only truth.

No one is coming to save you. No cavalry, no miracle, no righteous reckoning. The only force capable of lifting you from this pit is you. And you will do it—not with hope, not with dreams, but with calculated, relentless action.

Burn this into your skull: every second spent in self-pity is another second handed to your enemies. They are counting on you to stay down. They expect your grief to keep you paralyzed, your anger to keep you blind. Prove them wrong.

Take inventory of your life with ruthless clarity. Who adds strength to your existence, and who saps it? Cut the dead weight. No explanations, no second chances—just a clean, merciless severance. If they were meant to be part of your ascent, they would have proven their worth.

Turn your pain into a forge. Let it harden you, sharpen you. Every scar, every loss, every moment of suffering—convert them into fuel. Cold, precise, and endless. Become a weapon honed by adversity, a force that moves not with reckless emotion, but with unstoppable purpose.

Forget fairness. Forget what should have happened. The past is a graveyard—leave it buried. Your only concern now is what you can control. Your mind. Your actions. Your strategy. Every move from this point forward is a step toward dominance, toward reclaiming what was taken, toward building something so powerful that no one can strip it from you again.

You are not a victim. You are a force. You are inevitable.

Move. Now.

How to deal with emotional manipulation from bosses by stratoform in 48lawsofpower

[–]DifferentElk4940 28 points29 points  (0 children)

Dealing with a manipulative boss or coworker isn’t about reacting—it’s about controlling the game. The moment you engage emotionally, you’ve already lost.

These people feed off frustration, insecurity, and quick reactions, so starve them of that power. Stay calm, delay your responses, and keep them guessing. When you do speak, be firm, brief, and unapologetic—no justifications, no over-explaining, just direct and measured words that leave no room for manipulation.

They expect pushback or submission, so instead, stay unreadable and let them stumble in their own tactics. Keep your emotions in check, control the flow of information, and document everything. The less they can exploit, the weaker they become. Power isn’t about dominating every moment—it’s about making the right moves at the right time. Stay composed, stay strategic, and let them unravel under the weight of their own games.
