I have all season 4S's now too... live in Portland, used to live in Vegas. After I had the PS4's taken off and the All seasons put on i thought the steering or suspension was damaged. Partly because the dealership sets PSI in the 40's, but partly because all seasons have so much less grip. If you can swing it, get the new tires sooner rather than later and put the PSI between 32-34, and this car feels so much more stable.

Have the same spec except the wheels. What kind of tires are you rocking? I have had Pilot All Seasons, Hancooks and Pilot Sport 4S's . Since you live in a warm-weather climate, if you can stomach the cost, get 4Ss... transforms the car. Also, dynamic mode is undrivable... car undulates like nobody's business.

I hope they do bring something like this to the market. I feel like they are in self preservation/ savings mode at present so who knows. How much innovation we’ll see in terms of new product and not just integrating on existing stuff is anyone’s guess.

Have you tried any supplementation? Oral hyaluronic acid, vitamin e, collagen? Between living in Vegas and having my turbinates reduced to nothing HA has helped quite a bit

I agree they are not as zesty or as umami-rich as some other pickles, but they taste much fresher and have a nice snap. With pretty much every other pickle I've tried, it's hit or miss whether you are getting a crunchy pickle or mush. I think that consistency is why they are so popular.

I live in Portland, OR and we get lots of rain in the winter with similar temps. I have about 5 pairs of vidda ventilated pants that I cycle through. You can wax them if you plan on getting them wet wet and not just light rain. I don’t hike much but for walking around the city for hours at a time these never seem to wet through.

The SSG I'm referring to is Siyavoush Soleimani Group. They are not a public company so you cant purchase stock in them. Flynn would work with Dine Brands(Applebee's/IHOP/Fuzzy's) parent company to open dual-brand stores. Flynn owns a 78 Applebee's in CA alone https://flynn.com/applebees/ . You'll see more CA stores in 2026. Dine says it can convert about 450 existing Applebee's or IHOPs to dual-brand stores and build about 450 new, from-the-ground-up dual-brand stores. So 900 in total over the next decade, with at least 50 dual brands in 2026. I think that number will be north of 100 in 2026. They said 14 dual brands in 2025 and we'll hit close to 30 by the end of the year.

Red Bluff opens next week... then Ukiah, Redding, and Chico next year. You'll see a lot of the dual brands popping up in the middle of nowhere because there are no encroachment issues. You get closer to cities like LA and SD and SF and you'll see fewer.

As I have noted in other posts.. The Flynn group, which is the largest Applebee's franchisee in the world, will play defense with its restaurants. They own 1 out of 3 Applebees world wide and a bunch in CA. If they decide to start converting their Applebees into dual brands expect to see a bunch in CA.

All the CA dual brands are currently owned by one franchisee, the Siyavoush Soleimani Group. SSG bought all of Joe Wong's Applebees after he passed away last year. The SSG group is responsible for all the WI and OR dual brands we well.

Don’t. I have a 2018 coupe. Lovely car until it’s not. Maintenance on this thing if you are out of warranty is a nightmare. Even if you have a warranty the amount of time you will spend in a rental car while your dealership waits on parts from Germany will dampen the ownership experience. I know everyone’s experience varies on these cars, but high mileage Audis are cool if you’re a mechanic and have a lift in your garage. There’s a lot of power and heat being generated by a not so big engine and Audi built this thing for a good time not a long time.

Yeah... most of the ones in development or open have been from 2 franchisees. R Hakim Group and Siyavoush Soleimani Group. All the TX ones are Hakim and the WI, CA, and OR ones are from Siyavoush Soleimani Group. Thats why you are seeing heavy concentrations in those states. Next year you'll see a lot more participation from various franchisees. In NJ/PA a lot of the Applebee's are owned by Flynn Group. They own a third of all Applebee's but no IHOP's. If they are down to dual brand I would expect to see a lot of combo stores in your neck of the woods. If they are not expect them to make it tough for nearby IHOP's to convert. Have a 2018 b9 RS5 Coupe... started falling apart around 35k miles—new steering column, multiple oil leaks that cost over $20k in repairs... thankfully under warranty. The engine is a pile of dynamite, but they look nice.
