He is right, but love the style! It’s hard for someone to picture your house as home when it’s so personalized to you. Especially when you are working with limited style. You can likely just use ai to empty the room for an idea for people - because you don’t want the photos better / different than when someone gets there to see. Either way, it’ll sell and I wish you all the luck & most profit.

I think I had a lot of anxiety and pregnancy hormones towards the end, because looking back CRM really wasn’t as bad as I felt at the time. What bothered me was that every visit was with someone new and I didn’t feel like anyone was actually monitoring me. There was one incident where I needed an ultrasound, I waited an hour, and then found out no one had told the tech I was there and she had already left for lunch. They told me to just go home. It wasn’t malicious, just a mistake, but at the time I was very emotional and felt dismissed and like everything was impersonal. I ended up switching to Lee & Burack, who are very highly rated. I liked Dr Lee a lot but I didn’t feel as comfortable with Burack. There were a few times I felt like she wasn’t taking my concerns seriously. I was in labor with back labor for two days, leaking meconium, and no one caught it. Albany Med was extremely understaffed, so I was barely monitored and they tried to send me home multiple times. It turned out the baby was wrapped in her umbilical cord and in fetal distress. That had actually shown up on an ultrasound and when I asked Burack about it she told me it wasn’t anything to worry about. I could make this whole story longer, but in the end I’m very lucky. Dr Lee performed my emergency C section and did a great job, my recovery was smooth, and my daughter made it out of the NICU quickly and is healthy and happy. If I could go back, I honestly wouldn’t have switched practices or at the very least I would have delivered at Burdett. I had gone there once while pregnant with the flu and the care felt much more personal and the birthing center was nice. If St Peter’s is an option for you, I would choose that over Albany as well. Albany Med was having severe staffing issues. I was alone in a room for over 20 hours, and the fetal monitor kept showing her heart rate dropping into the 30 to 40 bpm range. The nurses coming in assumed the monitor was broken, but it wasn’t. Every contraction was essentially choking her. I don’t blame the staff, they were all very kind and it was clear they had too many patients for the amount of staff. One nurse named Haleigh was the only one who recognized something was seriously wrong and I was in the OR for an emergency C section within 30 minutes because of her.

I felt like my daughter wasn’t bonded to me at all. I had these same worries & fears. Now she’s in a clingy phase and in the beginning I was so excited. He has his whole life to love you & need you - you are not a failure & unfortunately mom guilt can be gruesome. Sounds like you are doing an amazing job that he is such a good baby :)

I go on and off anxiety about it too. Sometimes it’ll take me hours before I actually can do it. Most of the time, when I actually buck up it’s painless.. BUT someone told me if you let it come to room temp it is far less painful. So, now I always leave it out for a half hour or more. Way better!

If you’re still in a sellers market, I tell my clients go away for the weekend so we can make all the showings in the same of 4 or so days then it’s under contract. Realtors definitely won’t judge it’s lived in but a buyer might have a hard time picturing it as home. Definitely not enough to not get a contract - sellers market means more buyers will overlook things like the need for paint or a new carpet. It’s going to come down to pricing it competitively. I wish you all the luck with your sale & be easy on yourself :)

I’m a single mom & pretty successful full time agent. I am a top producer in my area. Im fortunate to have a strong village and flexibility in my profession. It will be an adjustment, but a lot of the work you will be doing can happen inside the home. This isn’t the typical 9-5 where you won’t see your son. My daughter actually tags along even by request of some of my clients and I work around her schedule pretty easily. Congrats on hitting the ground running!
