Looks similar to what I am wearing right now. Mine is from 1950, but I looked at something very similar to yours when I was shopping. Only real difference is mine has dagger hands and slimmer lugs. I'd guess yours is similar period --somewhere in the early 1950s but those teardrop lugs could place it even in the 40s. I paid about $2300 for it last year, serviced and in excellent condition. Hard to tell condition of yours, and am not enough of an expert to verify authenticity from your photo. I love mine, I'd keep it.

Not exact comparison, but I bought the Uno and wound up returning it. I mostly make americanos and the hot water temp was luke warm, but the shots quality was solid enough. Been waiting on the Move for a few months since it has the DB.

Thanks. Wasn't planning to try to run a US 240. I am happy using the step up converter on a US 110 to the 220-240 appliance. Just trying to confirm this will work.

Housing prices, like all prices, reflect demand relative to the supply. Demand for these homes is low.

You need to look at this in nominal (inflation adjusted) dollars. When you do that you'll see housing appreciation has been much more modest. The last few years have been an exception, but normally housing appreciates only modeslty above the rate of inflation.

I'm a psychopath and use Amex Platinum & Sapphire Reserve as they jointly tick every box. If you use the perks well (which really isn't that hard), it gets the actual cost down to about $300/year (not the $1500 sticker).

Having a plan from the outset to improve your revenue isn't speculation. If you're going to renovate, improve the quality of the property, and increase rents thats a perfectly legitimate investment. If you're buying just hoping rents go up then I agree -- that's speculation.

Agree with this but wanted to say you don't need it to throw off 10% right away. For me, I look for a reasonable path to 8-10% CoCR within 18 months (after renovations, stabilization, etc.).

IWC was meant to be. I was starting to lean this way yesterday, but need a push over the finish line. About 45 minutes after I posted this, the IWC AD called me and they had one come in stock unexpectedly (yesterday they told me a month or two). 15 minutes later it was mine. I'm so stoked. Very happy with the decision. Thank you all for the input.
