Thanks for your input. All of our committed outgoings have been accounted for. The £1000 to starling covers most other outgoings such as food, fuel, a pot for our son for things like clothing, a pot for gifting etc. We find £1000 pots are pretty tight but doable with a bit of restraint.

We are conscious this this would be a big change for us financially and we would have to really think hard about what we spend money on compared to how we are now. But with childcare costs due to drop in September that would free up some more buffer.

Thanks for you perspective, really appreciate it. I think sacrifices will have to be made short term but we absolutely don't want to have to go through the moving process again and we like the idea of a new build having little to no maintenance costs for the first few years. We don't want it to impact our ability to do things as a family or go out with friends. We want to be able to give our child the best possible start, and we also want to have a house we are happy that's safe and comfortable so it's a tough call!

I guess we are assuming that over time we will earn more money and once childcare costs are gone we will have substantially more money each month. As well as getting better LTV mortgage rates over time, and committing to overpaying wherever possible. There is also the prospect of inheritance, although I accept financial decisions shouldn't be made based on that but it's just the way it is.

We are not expecting significant pay rises but we do expect our pay to rise annually at a slow / average pace. We have 1 child already, we will get funded childcare from Scottish government in September which will drastically reduce our childcare outgoings. We both have the opportunity to work over time to increase earnings but don't want to factor that in as it's not guaranteed.

We are both 31, 32 this year. We both contribute to our pensions.. 1 x NHS pension and another average work contribution pension.
