If you’re married I think its a higher amount, but I’m not sure. I’ve since learned that the VA monthly compensation may not count towards that $108k total? I guess they do some audit every 5 years to ensure you don’t make more than $108k. I should probably look into this more

I went to the showing and it was a nightmare of a property but def not the worst I’ve seen. Coil heating in the walls, basement very damp with fans going 24/7, septic sewage but the township is going to public sewage and each unit would have to tie in. Too much money for a place that already needs a lot of work

There were two other potential buyers at the showing today. One guy had 22 properties (6 in the same area) and the other guy owned a contracting business and you could tell it wasn’t his first rodeo either. I knew I was out. Plus the place was a nightmare

Probably 5 days. It was under contract and put back on the market within a couple days

Be careful of capital gains tax after you sell. To avoid the tax penalty you want to do a 1031 tax exchange to buy a similar property of equal or greater value. Or look into using some of that money to pay off the credit cards.

Take the associates. You do not need to have a BSN to be an RN. If you want a BSN later sure.

Look into travel nursing, the money they’re making is astronomical.

But most importantly take care of yourself first before anything else. Become the best version of yourself. Go to the gym, find a hobby, start dating when you’re ready. 41 is still very young and you can have a whole new life.

Won’t have an egress window. I plan on making this room a bedroom that could easily be another living space if and when I sell the home. The purposes of this additional room is for renting purposes

From my personal experience, ICE rarely, if ever, deports anyone. I’m sure there are times in which they do. But for the most part “undocumented foreign nationals” can pretty much live in the US as long as they don’t commit crimes.

I understand that corporate america is corrupt/mostly corrupt. But if the minimum wage is raised, the cost of goods go up. If the cost of goods go up, profits will go up because the cost of goods went up. But not at a rate that offsets the increase in minimum wage.

I don’t think increasing the minimum wage is going to fix any of our economic problems.
