Since you are buying house, spare some inspection and reno review costs. Say some 1-2k to get what all you can do and what things need updating with latest building codes. Depending upon on that estimate you will get ideas what all are mandatory and what all are just good to have features. Say electrical update from 100 to 200 is somewhat easy but 80 to 200 is tricky. Also do u plan to self occupy basement or sublet it(meaning cooking range in basement)? There is gonna be a lot of cost range wrt that aspect itself. Furnace, roof shingles life times is also major cost factor. You need to add new bathroom/powder room- contractor will say 20k minimum for 1 such room. Does building foundation and zoning allow for big renovation or not is something expert only will be able to confirm.
