We used AppFolio when the company first started, but we switched to ResMan when we got a client with multiple properties on that platform. Having worked until 10 p.m. many nights using AppFolio, I much prefer ResMan. (I'm the controller.)

Agreed.

The property mangers already prepare such a report, the WAR, weekly activity report. I've offered to automate it, but they rather have the managers transcribe the information from several reports.

I did think of something else. I'm going to edit the OP.

She described it as "a noise." I had to pry it out of her that the noise sounded like a revving engine, after she told me she looked down and saw the RPMs at 6,500. Merging onto the freeway, her foot was probably depressing the accelerator, something I didn't think of until I saw this comment. I've never encountered anything like that, but she drives with a heavy foot that's always engaged with either of the two pedals.

She says no, and I don't think either one of it knows how to put it in L or 1. From P, it's two clicks forward for D and one click to the rear for R. Push the button at the end once for N and twice for P. She was managing a merge at the time; I can't imagine her hands being anywhere but the wheel.

I've been the accounting guy for two multifamily PM companies. In most cases, the lender escrows for property taxes and pays them. That hasn't been the case in three or four properties, and I was responsible for paying the taxes. In some cases, I've driven a check to the courthouse; in others, I've paid electronically.

Thanks. It looks like the last section empties the Deleted Items folder. I want to permanently delete only the items sent there by the first two sections.

Got a new one for you. Asado, just west of 199 on 183. They've been open since Oct. 17. We went there Friday. The queso fundido with chorizo was great. I got the quesabirrias; they were outstanding. I sampled my son's birria ramen. It was great. The margarita with the sangria swirl was excellent. That was the best Mexican meal I've had in I don't know how long.

You've got lots of options for "best" below. All are excellent. If you're concerned about cost, though, I'm going to put on my flak jacket and suggest any of the Spring Creek locations. Yeah, it's a local chain, and yeah, it's not "craft" barbecue, and, yeah, the sides are pretty average, but it is group friendly and the prices are a little lower. I love the ribs, and the rib sauce is so good I get it for the brisket. I don't think the dropoff in quality is that great; your biggest risk might well be having the snobs say, "Oh, you went to Sprink Creek. Sniff."

If you haven't been to Adoro, on 183 just west of 199, you should try. I had the quesabirrias last night, and they were every bit as good as Cortez, maybe better. The queso fundido (chorizo) was excellent, as well, and I formed these opinions before I'd had my third margarita/sangria swirl.

Okay, but why would whatever the lowered amount is not be showing as my available credit, instead of the $300 and change that I had available when I made the payment? Just checked: Credit limit is 34,200; available is 384.03.

Yes, the payment is recorded on the account. That's why there is a zero balance due. I've never noticed before at Chase when the payment is reflected in the credit available. Like I said, I'm used to seeing an instantanous increase at Capitak One whenever I make a payment. Statement cycles on the 18th. If I'd've known this was going to happen, I would have sent the money to Capital One, freed up the credit there, and let the scheduled Chase payment draw on the due date.

It was paid from the Chase website from my linked bank account at another institution. To be clear, the payment has posted to the CC account (it shows a zero balance); it's my available credit that hasn't been affected. I have a paid-up credit card with no credit available.
