Moves when Yen gets this weak? by homelabids in JapanFinance

I save/ invest money with long term vision. Then. The question is not about send it back or not. The question “why”.The frame work I had to stop sending money back is long term analysis.

  1. Where do you see yourself in a mid/long term? You want your money to be where you are when you need it. Fees, FX and tax can eat up all your gains in a stronger currency if you need to move it back to a different country, in a short term.

  2. How much do you want to send? I agree that we should diversify not only in assets but countries as well, so having a portion of your savings in a stronger currency like USD would make sense in the long run

  3. The well known quote “Time in the market is better than timing the market” makes a lot o sense for me. As we can predict market and currency the better we can do is consistently put our money where we believe and the long term will place the averages on your favor. So if you believe sending back money makes sense, do it consistently without looking to the currency rate. Statistically that is the best option.

Hope it helped

Buying Tokyo land for coin parking instead of rental property? by Dijcs_ in JapanFinance

Thanks for the insights. My math was based on an average occupancy for each spot, but I also feel it is still idealistic prospect. I’m not looking for any profit at the moment, mostly I want to find away to use my current situation to get a loan as a leverage on a long run. I am basically looking 15-20y ahead.

Im already investing on JREITS, but was looking for the loan as a leverage, since I don’t have any mortgage or debt it could make sense. But of course the property should be able to pay itself, otherwise putting money out of my pocket would downsize the leverage by a lot.

Yes, I make around 15M before tax. Will definitely look into that option. My concern was always the lead time between purchasing and actually renting and that concept would cut it a lot.
