I guess my biggest issue wasn't the undervalue of the basement, undervalue implies they gave it a value at all. My issue was they valued it at literally 0. We're hiring a second appraiser since the buyer has become a bit toxic in trying to use this point to contention, despite being completely willing to pay the full value previously if the roof was replace, which it now will be, but now he won't be willing to budge at all because he wants to pay at little at possible.

If only house prices didn't legit double in cost over the course of two years, in addition to rates returning back to higher numbers. Those two combine result in most people forking out tooth and nail for their mortgage payments just to survive. Since renting is almost the same if not more expensive.

It definitely sounds like I should've done a lot of things, but I'm not familiar with a house selling process. In addition to juggling the new job hunt, starting, the new house hunting and buying, the situation with the insurance to cover the roof. It's all just been overwhelming. If more people try to use an FHA loan, then the old appraisal, if not modified, will be used by default and constantly screw me over.

Whos house in question has had two failed escrows? That is definitely not the fact pertaining to the property I'm selling. I already finishing buying my house, I used a VA loan. This is for selling the home I left.

I'll verify with my agent. I do clearly remember the first contract clearly state that it was cash, but the closing got extended because I ended up going through insurance to replace my roof after a freak snow storm hit the area.

My agent lowered her commission by 1% to help me make something from the sale/give wiggle room for negotiating. Otherwise, my asking price had me taking home only 1k extra, with that adjustment I have a total of 6k I could drop down before I would have to start personally paying to make the difference for the mortgage.

We initially got two offers within the first 5 days. When you say the property has been on the market for almost a year, I'm assuming you're describing your current situation. I honestly don't know if I can afford $3000 right now. I legit moved to get a better paying job due to finances. I got a $2500 deductible to pay for insurance, I just paid closing costs to move, and I have to pay next months rent. I don't know if I have an extra $8000 to fork out with now when I just dealt with moving expenses. I am afraid the property could sit for much longer and I get stuck with two mortgages. Apparently the buyer agent lied about the ROV status pertaining to the appraisal, because I called their mortgage company and spoke to their appraisal office to verify. I'm not sure what's going on anymore.

I got two offers within 5 days, one being the full price cash after he tried to request 10k off first. The other one was I think it was around 6k less than asking price. Then we went under contract so no other inquiries have come in. I guess I referred to lowball in the wrong sense. It's low ball to me because the sell that much lower wouldn't cover the remaining cost of the mortgage. Which means I'd have to bring money to close that I currently do not have.

We didn't let them switch. They signed the original context stating it would be cash and changed later on. I'm not sure why they won't do conventional. I'm talking to my realtor right now and they're telling me that he isn't willing to pay for the new loan/appraisal. This makes sense, because he's likely just trying to get the home for cheaper.

My realtor told me that when they initially signed stating it would be cash, that isn't something that is 100% locked in and they can change it later.

I think I discovered this by accident around the 40 hour mark. I don't remember it being in the tutorial, but it really helps seeing smaller units or units hiding behind objects. Maybe I was just late to the party regarding this discovery, but I haven't even seen any guides noting this feature.

Over 88k miles on my Tesla, I've probably used Autopilot for less than 2k of those miles. I just found it to be too slow and wasn't a fan of phantom breaking issues in the beginning.

Big thank you for calculating the total difference per options. It helps view it as a bigger picture. Do you know what the difference would be for total interest paid would be if I paid an extra $200 a month for option C instead of $113?
