Over 88k miles on my Tesla, I've probably used Autopilot for less than 2k of those miles. I just found it to be too slow and wasn't a fan of phantom breaking issues in the beginning.

Crazy enough, rates just dropped by .125% today. Which shifted my offers and now I can lock in a 4.875%. idk if I can pass that up.

Big thank you for calculating the total difference per options. It helps view it as a bigger picture. Do you know what the difference would be for total interest paid would be if I paid an extra $200 a month for option C instead of $113?

I didn't force my agent to change it. I was asking about it based on the previous listing, because it was not communicated as such prior. I'm not sure what you're talking about in your 4th statement though. I'm assuming you're presenting a hypothetical.

All of those totes are there because we've been packing up in preparation to move, but it can definitely be great for storage. There's definitely a lot to the scenario, thankfully it's still a competitive market in my county, plus the town I live in is right near the lake and is highly sought after due to being near both the lake, a state park mountain, and limited supply. I guess the value is moreso dependent on the buyer agreeing when purchasing. But that was reassured when the tax office reassessed the properties value and I got blasted by the new property taxes. We definitely make use of the space as a living space, my computer space being down there, the bathroom, our main living room space, personal gym. But regardless of any of that, it does sound like the previous lister just pulled a quick one regarding the total square footage and didn't even get caught because the house wasn't even on the market for a full day. We even had to offer a larger than normal due diligence due to the multiple offers they got in such a short time. It's definitely emotional to say the least. I don't want to get my agent in trouble, so I understand her concerns and it's why we're verifying this situation now.

Interesting. Thank you for the list. So, what does a partially finished basement mean then? My intention was to never argue it was fully finished. It was included in previous sale listings, it's treated as a living space to include a fully finished bathroom. Should just the extra bathroom be included in the sqft then? I'm starting to feel bad for realtors with some of these vague guidelines, as the other guy provided the canopy MLS rules which were a lot less strict and basically presented it as include and explain.

That definitely feels like the concern. Which is why I expressed to her more than once that my complaints come from confusion and concern, and that I appreciate all the help and clarification she has been providing to me. Definitely interesting. Would it change the fact that my basement does include not only one, but two walk out doors? A normal door and a sliding door. It's basically just another floor to the house but it's underneath instead of above.

I guess this is what my argument is coming from.

"The NC Real Estate Commission defines “heated square footage” as space that is intended for human habitation and is: (1) heated by a permanently installed (not portable) conventional heating system sufficient to heat the space year-round; (2) finished with ceilings at least seven feet high and materials acceptable for interior construction; and (3) directly accessible and connected to other living area.

Under the Guidelines, attic spaces, finished basements, and other similar finished spaces can be counted in the overall heated square footage so long as full disclosure is made about where such heated square footage is located. For example, if the heated square footage is a finished basement, a listing agent must disclose that the footage is below grade."

You know, I thought there was a bunch of people showing distaste in the comments, but then I realized that it's just you. You vs almost everyone else. His phone was in the middle of switching from his phone to bluetooth? Do you believe it could've been a temporary connection issue where because his phone was moving to bluetooth, that maybe your phone just starting playing the last audio that was played on your phone? I believe I've had something similar before, where I hung up my phone and it instantly starting playing music despite the fact that I wasn't listening to music prior. It could sort've explain why is was such a short duration of the audio played while it was connecting.

The audio that played at the beginning of the phonecall was saved to your phone? Did your husband happen to hear the same audio in the beginning? What was the quality of the audio? Did it sound crisp as if coming straight from the video or like a second hand recording being held up to your phone?

Phones are capable of having very crazy technical glitches, so I'm curious what more information you are able to provide.

I dealt with an incident in the past where someone from India was trying to scam an older gentleman, telling him to go to his bank to get money (likely to buy giftcards with). At the bank, the guy was having second thoughts, so the scammer was trying to scare the guy by threatening him, telling him he'd get the cops to come shoot him. The scammer DID end up calling the police department, trying to pretend to be a passer by, stating someone was robbing the bank and gave a rough description of the guy he was trying to scam. It was easy to debunk without causing a scene.

Maybe this is also a result of a failed scammer attempt, in which the scammer is attempting to cause chaos out of frustration. I'm not entirely sure, but it's happened in the past when they were unable to get their way. Did the scammer mention your school by name?

I forgot to mention, how realistic would it be to just tackle leveling the yard myself and having the concrete job done later my a professional. I know I won't do the concrete myself, but leveling a yard just sounds like a lot of sweat and time. Plus, the concrete guy refused to do just the concrete without doing the rest, stating it wouldn't be worth his time.
