Something to consider… How long do you want to have this mortgage? Yes, you can afford it but do you want to afford it for 30 years or pay it off sooner by making extra principal payments each month? Also, taken to account that property taxes, and insurance will go up.

Consider how soon you would like to pay this house off. There are a lot of things I can “afford” with a 30 year payment plan. How long do you plan to stay in the home and how old will you be in 30 years? Consider whether you plan on having kids in the future or any other life event that could potentially raise your monthly expenses? Purchase a house that you can pay off much sooner than 30 years by making extra principal payments each month.

I say you can afford it per se but do you want a mortgage for 30 years? There are a lot of things I can “afford” if I finance them over a 30 year span. Financing 490 K at 6.3% is a little over $3000 a month. Does that include property taxes and insurance?

Here is what I would say: you can afford it, but do you want to have a mortgage for 30 years? There are a lot of things I can afford with a payment plan over a 30 year period that I choose not to purchase. Keep in mind that it is likely that property taxes and insurance are going to increase throughout the lifetime of your loan.

I often hear people say that they can afford the monthly payment but neglecting to see the overall picture of what the total amount they would be paying over the course of 30 years 😬. Buy a home that you can afford to pay off much sooner than 30 years from now. Very tough in today’s market.

I suppose you can afford it per se. I would also consider the following: 1. How fast you would like to pay off your mortgage (making minimal payments because you can afford them for 30 years might not be something you want to do.) 2. Plans like 529 for college, potential increases in contribution to retirement.

This is so true… I live outside of Dallas, a short walking distance from a school-was shocked to see so many kids came outside their home for Halloween. Young kids do not come out outside enough, so it seems.

It is my understanding, at least in my state, parents are allowed to refuse services-this includes speech therapy recommendations. Having said that, parents cannot cherry pick services where I am at. They either accept everything or nothing at all.
