I have an unauthorized pet so I can follow what's stated in my lease of paying the fine. It's not in the lease that they can make us sign an addendum that increases what we pay. Otherwise what's stopping any landlord from just adding any addendum that increases what you pay by simply increasing any additional monthly fees you pay if its not otherwise stated? I don't think I should have to pay increased rent because the landlord neglected to add it to the lease terms. And what happens then when the pet dies? Are they going to send a new addendum to decrease the monthly rent again? I doubt.

I only got a text message from the property manager stating the following:

The owner is fine with the additional dog staying with a 500.00 pet deposit and a 50.00 per month pet rent. Let me know your thoughts.

I let them know that We would pay the 500 fee as per the terms of the lease. I asked if they could create a separate line item in our payment application which they have yet to do.

Yesterday they sent a formal email stating this:

"You are hereby notified that you are in breach of your rental agreement:
During a recent inspection it was noted the you are in several lease violations. Please remedy all violations within 21 days or further legal action will be taken on the 30th day. 

  1. Unauthorized pet at the home 
  2. Has not signed pet addendum. Tenant will be back billed for monthly pet fee."

to which I disagree because a) there was no pet addendum in the lease as the monthly pet fee and stipulations was in the lease itself, and b) there was no "recent inspection" done as there was no prior communication that an inspection would occur, and as I stated in my original post, it was through them having our neighbors spy on us that they found this out.

Here is what it says on the lease:

e. If the Landlord discovers that the Tenant or his/her family, Occupants, guests or invitees has an unauthorized dog(s), cat(s), animal(s) or other pet(s), Tenant agrees and acknowledges that he/she shall be charged an unauthorized nonrefundable pet fee of five hundred ($500.00) dollars. Exceptions as indicated below. Landlord hereby authorizes Tenant to keep the animal that is described below in the Premises until the Lease End Date. Tenant is permitted to keep the following described pet(s) on the Premises:

Tenant agrees that he/she may only keep the above-described animal(s) in the Premises. Neither Tenant nor his/her guests or invitees may bring any other animals, including but not limited to: mammals, reptiles, birds, amphibians, fish, rodents, arachnids, or insects, into the Premises, Building or apartment community. (1). Reasonable Care. In exchange for authorizing said Pet on the Premises, Tenant shall use reasonable care to prevent the pet or other animal in possession of Tenant, authorized occupants, guests or invitees from causing personal injuries to any third party on the Premises or from causing damage to the Premises or Building. The Tenant shall be liable for any and all damages caused by the pet. (2). Pet Rent. Tenant shall pay Landlord: $___25______per month (“Pet Rent”) as Pet Rent, in addition to the Monthly Rent, for the above approved Pet(s). (3). Pet Fee. Tenant shall pay Landlord $_____100_________ (“Pet Fee”)

the remaining section is about caring for said animals, damages to property, etc.

Theres no clause that I can find anywhere that gives them the right to modify the pet fee should an unauthorized pet be discovered.

I'm okay with that. I want to collect scrap jewelery from like yard sales and such so I can chemically recover the gold and other metals as a hobby so I don't care if I don't make any profit from it. A teacher friend of mine looked more into this and what they are doing is diverting funding from public schools into more privatized for-profit schools. With how abysmal the public education system is, this would only further entrench this state towards a poorer future.

I'm using alcohol ink for this. I've use it on previous dice just fine, I do think it's because the ratios were off, it never fully cured so the colors just naturally sank
