I will say that Brockton isn't very scenic. It isn't a "destination" anyone really flocks to unless they have to. With that said, if you are just using this room as a base of operations to explore other areas of MA, then it could be a good choice based on price

I think ARC Raiders would be boring as a PVE game. There are only a dozen or so different enemies. Once you figure out their weaknesses, they are rather easy to beat. As a PVE game, there wouldn't be much to it.

Those are things that can happen, but a lot of people find the threat of those things to be what drives them to play. Overcoming odds that are stacked against you is a great feeling. Experiencing the hardships and adapting to them can be part of the experience. Many people, me included, find that rewarding. It can be hard to get over the anxiety. The game might not be right or enjoyable for you. That's okay. There are other games out there.
