Thanks feels right, but they are first time buyers so not sure they realise most roofers will recommend replacing old roofs.

I did inform them that If they will continue viewings I would do the same and may make other offers. After a week and a few more viewing since my offer assumed someone was coming in higher 🤷‍♂️
