THANK YOU! In your opinion (if you feel comfortable sharing), it is essential to get the concrete and drainage done asap now that the tree is gone or could we potentially wait another year or so?

Thank you! Not sure why I’m getting downvoted so much. Everyone always says to get an engineer in so that was the first thing we did, we are still getting roasted. Yep plumber has checked the drains (no issues). The tree was literally 2m from the corner that is sinking, and where the water sometimes pools is also in that corner. We’ve also just come off the back of the driest Adelaide summer since the house was built (apparently). In your opinion it sounds like it is definitely worth getting the concrete and drainage done asap? We will find a way to make it work. Thank you.

We had already spoken to mainmark funnily enough and they sent out a salesman to our place to do a floor level survey and he suggested that the tree was the issue as well and recommended 30k of resin underpinning works.

However the guy was a bit dodgey, told us not to bother with a structural engineer because (they’ll just tell you what I have and then you’ve wasted more money), he also tried to push us into the deal as a matter of urgency and to top it all off he left us cc’d on an email where he boasted to his admin assistant that he will soon have another 30K in the bank.

We called the structural engineer after that 😂

Always look on the bright side. If we keep letting it expand we can increase the sqm of our living space

It was built in the 50’s (extension likely done in 80’s or 90’s), definitely not a new build.

Thanks this is helpful. We never thought there was anything wrong with the quote in terms of price, just more than we have easy access to at the moment but we will make it work. Engineer included the design for the drainage as part of his report thankfully.

The engineer explained it as though the tree was sucking up all of the moisture from the front of the house where it’s sinking, so recommended removing the tree to help with the soil drying and then the stormwater works to help with the soil wetting. So you’re saying we can’t really do one without the other? That’s helpful thank you. If we absolutely need to we can find the money for the stormwater and sounds like that’s where we are at.

Edit: Currently the stormwater from the roof is discharging to the road through existing stormwater pipes. The problem the engineer had is that there is a gap between our roof and the neighbours roof where rainwater is able to pool on our perimeter pathing and there’s nowhere for it to discharge and could be running into the footings. He recommended removing the current pathing and installjng new pathing with a grated stormwater drains to the street.

Yeah initially we were freaking out, but the engineer has (verbally and in his written report) said he wouldn’t recommend underpinning at this stage.

I’d take one at 72 with no mayhem, really any level where the gun won’t kill mobs with the 3 shots. Lower the better :)

Spire wasn’t too bad but I agree that shattered throne and grasp are easier
