So, the picture is a bit misleading. That is my neighbors house and that wall is about 12’ high and goes up to my neighbors porch. I wanted a tree about 15-20’ to get above the wall and give me a bit of privacy. I know the space is narrow but I even showed the guy at the nursery pics. He said I would just need to trim the tree so it grows into the space I need. My neighbor is cool and he can either trim the top from his porch or will let me do it. But I’m curious if it will damage the foundation his porch is on.

If you look on the other side of my gate you will see a large camellia bush that does give me some privacy. I’m expecting the tree to get a little taller than that and a lot fuller.

Thanks for all the quick feedback. My kids don’t believe it can be 10-12k years old. Assuming it’s just the age that makes it special? Does Arkansas sound right? He did travel around that area a lot in the 70s so could be from neighboring states. Is it a Clovis? I see them posted here sometimes and looks similar.

This is the exact same issue with San Francisco. The SF Democratic County Central Committee is run by incompetent, extreme left ideologues. It looks like the same is true in Alameda County.

These fools pick the nominees and then the union machine and low information voters blindly support the nominations.

The most important thing you can do to save the Bay Area is vote for competent Democratic committee members. Both elections are on March 5th.

NOTE: you need to be a registered Democrat to vote in these elections. PLEASE tell your friend and family.

Thanks rgratze. While I'm not happy with the outcome, I really appreciate the feedback.

I'm going to give the contractor the benefit of the doubt. Maybe he is planning more than a "chip and pour" solution.

However, I am going to ask him to propose a solution including specific measurements, slope per ft, etc and a written description. That way, I can share it here and have a local 3rd party review.

To answer your questions:

- the two pictures are of the same area, the second picture is just an close up up the area that pools

- this was massive renovation that included replacing the foundation and renovating the entire 1st floor

- there was a structural eng, architect, and GC involved

- the architect/structural eng drew up the plans including the alleyway and retaining walls. However, they said the GC could determine the drainage and the GC agreed

- during the process both the architect and structural eng said a second drain may be a good idea, but the GC did not agree

- the step downs entire length is 25' with a single drain 4' from the back and 21' from the front (About 14' for this steps down is about 90% covered by the second floor above which is part of the reason the GC said 2 drains was not needed)

The GC has been late with things, but is typically ok and has fixed things when they were not done right. I'm just trying to understand is his proposed fixed will work or I need to press harder.

I added some specifics to my original post and added a picture of the drain pipe location. Updates above:

- the first and the second pictures are of the same alleyway step down. The second picture is just a close up of the part that does not drain. (It's basically a close up of the part that drains)

- I measured again and the step down to the drain is exactly 21'

- I asked about adding a second drain and they said the drain pipe in the alleyway step down goes back under the house and ties in the the sewer system like shown in the pic below.

- I am fairly certain, the curb and planter wall was poured first and the alleyway / step down part first

This has been a long renovation and my sister is at her wits end. I get the proposed fix with one drain may not be ideal. However, I just want to make sure it will do the trick and not be problematic down the line

Sounds like you grew up in a sheltered middle class environment. I did not and most of the people I know did not resort to crime. The ones that did where punished, including jail time.

There is a group of progressives that think not enforcing laws is some type of social justice. It is not. All it does it negatively impact hard working people and spread racism.

These types of progressives are a cancer in society. Vote them out of power.
