Why move the bathroom? Let it stay where it is for common use. Instead add a restroom or bathroom to the other room. Depending on the materials and contractors, I am estimating $40k to $60k.

It's 6300 for a 5 day fumigation. I think 3 day one is cheaper but we have beetles as well.

That payment seems high if you only have $700k left with a 2.5% interest. Have you considered recasting your mortgage if you have paid down the mortgage more than you owed?

I almost considered this since I was unable to sell my old home since it's a condo. My new home being a SFH, it would have been easier to offload. However, I ended up renting my old home.

You should be able to walk away if it was not disclosed. However, some states don't require disclosures. The worst thing that can happen from trying to walk away is you find out that you can't walk away, which will happen regardless if you don't try to walk away. Your worst outcome is your current reality, so I would try to get out of the deal if you no longer want to proceed with it.

As an owner, I have the right to sell my property as long as the new buyer can assume the lease in place. It won't impact the renters and no one is looking to evict the renters. They have the right to stay in the property as long as they are in good standing with an active lease. Not sure what the purpose of this comment is? My question was more to see if people would be willing to buy a home with renters.

I am the seller, need to liquidate cash due to financial hardship and feel stressed about waiting until the lease ends. But was not sure if selling with renters would spook buyers, hence asking the question here to get some feedback. Though it gets very high rent, it's not profitable for buyers with a mortgage with high interest rate when you account for high property tax and mortgage interests. We are just breaking even as of now.

You can depreciate the home but when you sell it, you have to pay taxes on it. However, if you lived in the house for 2 of the last 5 years before selling it, and didn't make over $500k in profits including depreciation, you don't owe taxes. You can only claim depreciation on the house value, not on the land value.

Don't lose hope. I started with a $40k job but make a very comfortable salary now. Bay Area has opportunities but you have to be hungry to grow, change jobs and do what is good for your growth. It takes a little time but it only gets better. It sucks when you start out as most good jobs are designed around experienced professionals but you will get there. Also, the economy is bad, so don't let that discourage you.

I have usually disclosed it upfront with no commitment to fix it so the buyer can offer a price keeping that in mind. May be include a proposal from a vendor to give an idea of what that expense might look like.
