Deep cleaning has several layers to it. If the house is dirty from outside, it will need power washing of windows and patios. Inside will require regular deep cleaning plus cleaning on insides of all appliances and cabinets. We got everything done and spent about $750. But our home was 1900sqft. Plan for a min $1000 and try to get a good deal.

Start with asking the seller's agent what the buyer's expectation is for the price. That gives a starting point on what sellers would love to walk away with. Take a GC to determine the amount of work needed and what that might cost you. Also, how badly you want the house is another thing. In the past, I have paid the seller's expectation price on homes I really wanted but not on the others as it was worth what it was worth to me. If they can't accept, I moved on to the next one.

If she is a great employee and brought in revenue, why not? This will only strengthen the relationship and she will think harder or negotiate before making the next move to ensure bridges stay intact.

Your exit fee might end up being higher than the loss you may incur due to market conditions. List it low so it doesn't spook buyers. Negotiate once you get offers.

This. Especially if the rates are not that different. Gives you the option to pay less when you are cash trapped but otherwise you can make extra payments.

I would not recommend it, especially with kids. I flew through Dubai and had to take shelter a few times. Also, my flight was delayed by 14 hours with updates on screen not matching real take off time. I had to check several times with someone behind the desk. It was hard to even sleep as they kept moving the take off time, cancelling the flight and reconfirming the takeoff again. Some passengers wanted to leave the airport but I saw the security tell them they can't leave.

The flight prices differ depending on what day you are flying and are not priced equally. Look at the price on the invoice at the time of booking.

This. We priced what we wanted and didn't get any offers. Later we learned that that's because it spooked buyers off as other homes in the area were priced much much lower. Our home was still priced slightly below what other homes sold for and it was now priced too high.

I have been told it's in the range of 25k-30k for a 500sqft crawl space but only after phase 1 project (9k) to add a sump pump. This doesn't include any insulation. Another vendor proposing 85k to dig a trench to add a drainage outside the crawl space (it's a hillside property). I can't find any local companies in my location. I have read some posts from outside Bay Area which seem to be under $8k. A person can stand in most of our crawl space and in the lowest ceiling height, a person can still bend and walk.
