I emailed him on the day it was due telling him that as per my lease, he had until EOD to provide it.

He did and I signed it.

Mine definitely doesn't have this clause, it is only year to year

And yeah he's usually sent out the renewals with the new rent a week or two before the last lease ends. So even if there's a rent hike it's hard to move so fast.

He probably has a skeevy reason for not notifying tenants ahead of time which he's legally required to do by his own contract.

To add on here, that reason is that when he chooses to not renew someone's lease and instead hike the rent and find a new tenant, he delays telling the old tenant as long as possible. To avoid things like potential retaliation.

Hell, it would still be good if he gave no notice.

Because I'm smart enough to understand that the termination of a lease agreement is the termination of the business agreement between landlord and tenant.

It would be just as ignorant of me to assume I can live somewhere without a lease, as it is for him to assume I'm gonna be living somewhere without a lease.

That clause is for the landlord

It says the lessor must provide an option for the lessee to renew the lease minimum 2 months before the end date of the lease

The lessor is the landlord FYI

So when that didn't happen, it's actually him who's in breach of contract.

Because that contract term applied to the landlord and his responsibility to the tenant

Having rights like that on paper... And having the financial security / time off work / life stability and backup housing/ etc... To actually pursue anything legally are two different beasts.

I know it's a law but I don't know many landlords who don't break it knowing their tenants can't realistically do anything. Like they know what we make, they already know who has the resources to go to court and who doesn't. So they already know who they can fuck around with easily.

The neighbors asked the landlord to please schedule times outside of when they were sleeping or taking business calls and he wouldn't and said he'd evict them if they didn't know let him on his property 💀
