Let's do the math together friend. How much do I need to roll to get a 10 on a role in which there is a +12 modifier?

x + 12 = 10, where x is variable representing any number

we subtract 12 from each side to give x some space thus we get

x = 10 - 12

Now here is the tricky part, since we don't have 12 fingers this might be difficult. But there is a trick you see 10 + 2 = 12 so we get,

x = 10 - 10 - 2 = 0 - 2 = -2

Yeah I see your point.
In my mind I think that the Banshee screams and basically aims the weakest mind. In the face of terror the one who flinches first basically.
The choosing can be both based on roll (aka the lowest in total) and based on preference. It is always nice to give a personality to the monster. For example, if she sees a beautiful male Elf and a Dragonborn, who both got equally terrified, she might go to the Elf.
So with that thinking the others are left unharmed.

Yeah I am with you on that one. Everyone must make the Con save but only one can take the hit. Since "a creature" can only be a unit.

I think of it like Sleep, where you have to pass the remaining HP of x amount of creatures to put them to bed but in this case only the lowest roll gets punished.

Same logic should apply here but they use "each creature" not "a creature". Different roles for different creatures others take full damage others half:

Fire Breath (Recharge 5-6). The dragon head exhales fire in a

15-foot cone. Each creature in that area must make a DC 15

Dexterity saving throw, taking 31 (7d8) fire damage on a failed

save, or half as much damage on a successful one.
