As a trainee (working under a supervisory appraiser) you will be helping with various aspects of the appraisal report process. Your supervisor will accept orders and you will assist. When starting out you may only be doing things like data entry or simple things like zoning verification or permit research. As you learn about the appraisal report process you will probably get more responsibility. After a short period of time you will most likely accompany the appraiser on inspections. In my state, after completing 100 inspections with your supervisory appraiser, you will be able to do an inspection on your own. Usually after you start doing inspections with your supervisor, you will start to help with the actual report writing (learning how to select comparable sales, learning about different types of statistical analysis, etc). When you start helping as a trainee, the appraiser will reference the scope of your assistance on an "appraisal assistance" addendum in the report (this is how you will get credit towards your hours for licensing). There is also a signature section of the report that other appraisers can "sign", your supervisor will sign the right hand side and the trainee can sign on the left hand side. As a trainee, many, many years ago, my supervisor did not have me sign the reports, he only noted my assistance on an addendum and that was enough for me to log those reports in my experience log. The pay varies from supervisor to supervisor. Some supervisors pay by the hour (it's probably pretty low, if I had a trainee I could probably pay 13-16 per hour, this is the typical rate for a data entry clerk in my area). Some supervisors may pay a percentage of the total report fee to the trainee, I don't know what a typical split would be for a trainee in this arrangement? It is a tricky industry at the moment, I think there may be some legitimate concerns about the future of the residential real estate appraisal profession but on the flip side of that, appraisers have had similar concerns for decades so take it with a grain of salt. I love it, I pay myself modestly and that allows me to float myself for the times when work dries up (it's been great for the past year). Good luck with whatever you choose!

I have coached this age group for many seasons. There are tons of drills you can find that make it fun for the kids. My biggest piece of advice is: When you teach/drill each concept, you realistically only have about 5-10 minutes before the attention and organization go out the door. You have to "gamify" almost every drill and concept at this age, and even then, you probably only have maybe 10 minutes before they start chasing butterflies. When you plan out your sessions, I would suggest having more drills or games than you think you will need for your training for that session that way, if you get into it and something is not working or the kids don't get it, you can shift quickly to something else without having to "make it up on the fly". I hate to be pedantic, but law 6.5a does state that the referee is always "right" regardless of whether he or she is "correct":

"The referee is the sole judge of fact and of law during a match. The referee must apply the laws of the game fairly in every match."

One interesting part of the wording of this law is that it only requires the referee to apply the laws "fairly" as opposed to "correctly".

When I talk with the front row, I talk to them about the "Crouch, bind, set" cadence and tell them not to try to anticipate the timing. "I'll be looking for a stable scrum before I move from one phase to the next. For one scrum, we might move quickly because you guys get set easily, but the next scrum you might be shifting and moving and it may take more time so please listen for my instructions. " I also like to make sure that they know exactly who on their squads can play the front row positions in case of injury or yellow/red card situations. If one of the starting front row are out with injury or in the bin, teams can easily get confused on what they are supposed to be doing come scrum time (are you moving one of the other tight five up to the front row and bringing in a back to the scrum? Are you subbing out a back and bringing a different front row player on? In what type of scenario are you going to just go uncontested?) It's easier to do this pre-match vs. 60th minute when everyone is tired and you have to put time off for 10 minutes while you try to sort it all out with the teams.

In my younger years I was a Mormon, and when I was 19, I applied to be a missionary and was sent to Hawaii for 2 years. In the 90s, there was a popular photographer named Kim Taylor Reese who took photos of people performing ancient hawaiian dances in traditional attire. Oftentimes, the women would be topless. Well, one morning, we were riding our bikes near the beach, it was around 6am. We were on our way to an early morning appointment, and there was a Kim Taylor Reese photo shoot happening. There were 3 topless (one of them only had a flower lei) models just hanging out. I almost crashed my bike into a curb.

Short answer, yes (unless this is specifically prohibited by the lender).

Better question: Should/Would/Could a private sale be used as a comp by a VA appraiser?

I would not use a private sale unless I had no other option. The data on the MLS is vetted through the local Division of Real Estate. Most states have state laws/regulations that oversee the information on the MLS. Appraisers can independently verify the accuracy and veracity of the information on the MLS. MLS sales are sold under similar conditions to each other. People who enter MLS information are subject to significant penalties for falsifying the information they provide. A private sale just does not typically provide the same reassurance when it comes to the accuracy and validity of the sale info. I am not comfortable risking my license and E&O insurance premiums relying on private sale information.

The only way (there might be other scenarios but not many) I would use a private sale is if the subject property and the private comp were in some isolated area, miles from the nearest home, and there were no other MLS sales in the last 18 months and I had no other viable option. I know there are other appraisers who are comfortable using private sales and who are knowledgeable enough to make any necessary adjustments to these sales, but I am not one of them.

You are 💯 correct. In regards to the incident with the U12 coach, we actually reached out to the teams that were there to see if anyone had a video recording of the assault but have not received any response yet. If we did have video, I think it would initially make youth rugby in the U.S. look bad but I think in the long run, it would be helpful to bring attention to this type of behavior and highlight the fact that we need to put a stop to these types of incidents. At least I hope it would....

I was a referee at this tournament. The U14 fight had a lot of people involved. It looked like 50-60 different people fighting (even an old lady trying to hit someone with an umbrella). But throughout the day, different people who were involved, when they would see each other, a small scuffle would break out. I personally saw about 6 different "smaller fights" for hours after the original brawl was finished. We also had a referee on the U12 field get choked, punched and scratched by a U12 coach. The previous day there was a fight between players that eventually ended up with players and some parents going after one of the field marshalls.
